Staircase and hallway had been cleared since
Building management have cleared all floors and periodically run random check since. They also had put a notice of Encroachment of Common Property on the lift notice board. -

Safety concern and messy common area
The staircases on certain floors are often cluttered. Some neighbors tend to hang their clothes, place mattresses, and store personal items in the hallways and staircases. This poses a serious concern in the event of a fire outbreak. I recall a previous incident where the staircase was filled with flammable materials as we attempted to evacuate. In such a dire situation, it's worrying to think that there might not be a clear path to safety. -

The condo’s staircases on certain floors are often cluttered. Some neighbors tend to hang their clothes, place mattresses, and store personal items in the hallways and staircases. This poses a serious concern in the event of a fire outbreak. I recall a previous incident where the staircase was filled with flammable materials as we attempted to evacuate. In such a dire situation, it's worrying to think that there might not be a clear path to safety. Unit layout was fine, just bay window is not too useful and occupied the space. The window design is another concern, it is not easy to slide it and sometimes you will have to push it hard. If you are standing on the bay window, it is very dangerous and you can fall out. -

The distance between the building and the surrounding fence is quite close. Layouts are rather efficient and conveniently situated. -

Nova 48
Stayed here for 5 yrs already and still loving it. Location is very ideal, a 7mins walk to Novena MRT. 1 min walk to 24hrs Balestier Market and famous Boon Tong Kee Chicken Rice, Old School Bak Ku Teh Coffeeshop. 5mins walk to Zhongshall Mall where NTUC Finest is and 5mins walk to Shaw Plaza with big NTUC at basement, McDonald's,OCBC bank, Shaw Cinema and restaurants.Famous Whampoa Food Centre is a stone's throw away. For Drivers, it's accessibility to highway is a gd advantage. 1min drive to CTE/City or SLE and 3mins drive to access PIE Jurong. 5mins drive to United Square,10mins drive to reach Orchard. Balestier road can get congested at times however if using Mandalay road behind, it's always a Breeze to drive. Bus 131 and 21 goes directly to Novena MRT and bus stop is 2mins walk fr Nova 48. Bus 145 goes directly to Toa Payoh Bus Interchange from same Bus Stop. Bus 145 also goes to Bugis. There is also direct Bus 130 to Raffles Place/Shenton Way. There is no security guard as they are only 48 exclusive units however safety is not compromised as there is cctv cameras installed at all the necessary locations for security. The layout of unit is good and space within unit is also maximised with no wastage which is what I like most. Yet there is still an enclosed kitchen so that cooking smell does not goes to living and bedrooms. The city view from the 12th floor pool deck is amazingly beautiful. -

Modern Style City Living
I owned a unit here and went inside for inspection last month right after TOP. I think the workmanship is not bad cos it's quite common to see small defects like chips on the floors/tile in newly TOP units and developer will definatley fix this. If it's electricity problem, leakage pipe/toilet, wrong design which difficult to fix; I would make noise. But it's nothing like that at all. I like the idea of City Living & location is good and natural lights. The ceilings are very high compared to apartment in Korea. It's a beautiful small development which give you more privacy and feel at home. I have to be honest, i dont like the BW, but I have found idea to maximize it. So it's not a problem at all. -

Very bad workmanship
My wife and I have been eyeing this development for a while and once we heard that TOP was obtained this month, Feb 2012, we jumped at the opportunity to catch a first-hand view of the units. We viewed 3 different sizes altogether; 936, 1066 and 1238. To our disbelief, the workmanship was shoddy and not an inch close to luxurious, city living that the developer had advertised. I cannot belief that dents and chips were all over the apartments; on the floor, on the doors and cabinets. In the master bedroom of one unit, the glass was even dislodged from the frame with a gap of 10mm at the top! -

Share same sentiments. I thought architecturally, it looked really modern and 'iconic'. I thought the layout was fantastic too, every space was made use off, the rooms were squarish etc. Thought location was good too. I'm a food person, and there are many eateries along the road. There is a NTUC opposite it, also a cinema, so quite convenient. Thought the number '48' was good too, cos it meant 'forever prosper' in chinese :) That was what caught my eye initially :) -

went to see showroom, was impressed. Layout is highly functional with no wasted space like planters and big balcony. Very convenient, 24hr food court at door step. Novena MRT 15 min walk. Facilities disappointing though, but small development, expect less. -
