  Good place if you fancy 90s retro, have car,

  Perhaps thirty years ago people are fond of the idea of staying in a tropical resort style condo. A holiday home, how nice! Until they find the tropical package includes mosquitos, bugs, termites, humidity and mould. It is also in the middle of nowhere with very little amenities nearby. Sure, Railmall looks very near if you look from Google Map, but only if you are willing to climb the back wall and wade through the forrested area. Walking from the main entrance will take you a good 20 minutes in a leisurely pace. The opening of Hillview MRT really helps though. The units tend to be bigger than newer condos, but unless it is properly maintained, problems will sprout. The amenities are acceptable but, dated. Small gym. That eyesore "dolphin pool" that you can't use lol.

  Freehold and yet only 3 minutes walk to the MRT station is really rare. PSF of about $1200 is fair. Potential enbloc potential given its location.

  Hillview Heights

  This property is not good for rental returns. It is more for family stay even with the MRT coming there soon. For a tenant who works in the City or even at jurong this is not convenient a location. There are thousands of new condo coming at many MRT stations as one go nearer city and in central areas and with the increase in supply and rental rate going down, most tenant will prefer to live nearby work. Nature and Park is going to be there in many places in Spore.Right in the City too you have the Gdns by the Bay Park. Even with MRT,it will have poor connectivity to Jurong, as the train ends at BT Panjang. Unless one wants to take an LRT and than transfer to a train or a bus ride from the nearest MRT. It is far from City. Employment opportunity nearby not good also.

  Living here ever since it was new

  I have been living in this estate ever since it was new, before any neighbouring estates were established. I think I might know the goods and bads about this estate. This might help new buyers :) What I like: -Feels what a home should feel like (literally) -Beautiful Greenery View -The new paint work is very nice -Large area compared to new estates -Cozy feeling -Very easy to find your way around (Its interconnected everywhere) -Clean Gym, Tennis Court, Swimming Pool etc. -Exclusive entrance up the Hill -Rooms are considered big -Quiet -Upcoming Hillview Station right out the back gate -Very well ventilated -Will be worth quite a bit in the future -Quite relaxing in the evening by the pool -The Rail Mall is just opposite What I dislike: -Management not very likable -Slightly over populated car park -Large unit right next to small units -Waste chutes are very noticeable -Small gym -Can get quite hot during the afternoon (Outward facing units) -Car entrance has a brainless sharp turn design -Car park can get slippery when wet -Corridors are a little too open -Heavy ran spray into corridors most of the time -Can get a little noisy during the weekends (Pool facing units) -Some residents can be mindless about dumping their bulky items -Utter useless "for display purposes" pools at one corner -Condominium events is not what it use to be -Currently (2013) taking public transport to town is a hassle. (The Rail Mall) -Residents love to stroll along the driving path around the estate (Must be careful while driving!) Overall if you like living in the peace and quite with relatively clean environment you will like it. Residents are relatively friendly but of course if there are nice ones there will be not so nice ones. It has a very welcoming presence without having the need to overwhelm you in a good or bad way. It seems very decent and welcomes you with open arms. Nearly 17 years it has been.

  A little oldish

  Went to view two units there. In the end I didn't put up an offer. The pink exterior doesn't go down well with me. Dolphin sculptures in the pool also look outdated. Function room a little dark. Didn't like the condo window in front of all the units most. It obstructs the wind ! Not much amenities for now. Rail mall is quite a walking distance away.

  What i feel...a reasonable home buy!

  Stayed there for a while. It has relatively good condo facilities. A bit old but apartment is quite spacious. A more convenient place to stay when Hillview MRT is up and going in 2015, right at its door step! PSF is affordable compared to other developments around the same area.
