One of the best project in district 12. Reasonably priced compared to the newly launched project. Up coming Zhongshan Business Park a plus point. -

Dream Home
I've been staying in a Balestier apartment for 40 years and was looking for a good condo for my family. After viewing more than 30 houses in D11, D12, I find that De Royale offer the best value in term of money and quality. It is less expensive by about 10 to 20% than D11 condo which is just a street across and it is not too close to Tan Tock Seng Hospital and CDC. The rooms size are relatively more spacious in De Royale and the finishing is much better than many less well known developer. I'm glad that I finally found my dream home... -

The Jewel of Balestier
DeRoyale is actually the undicovered gem of Balestier. Located just outside the peripheral of Thomson and the Novena precincts, it is therefore a sought-after residential enclave for the well-informed and the initiated. In short, only the smart and the resourceful end up residing in DeRoyale! It is indeed value for money. Rising majestically into the Balestier sky, the twin 36-stories iconic and imposing towers are simply awe-inspiring! The development comes complete with full condominium facilities- good-sized above-ground lap pool,suana, jacuzzi,tennis court,gym,bbq pits, function room, etc.. With only 204 units ( 48 2+1, 150 3brm & 6 Penthouses) occupying a site area of more than 100,000 sq. ft, it is indeed the Shan-gri-la of Balestier. The design and layout of the apartment units are simply thoughtful and functional. The architect inovatively uses the space to maximum effect in order to craft out a final product that is very relevant to modern living and comfort. Little wonder then, the DeRoyale was given by the Authority ' The Best Buildable Design Award' for 2007! Still in doubt as to where to put your money in? Procastinate no more as they say 'Time & Tde wait for no man! -

poshness in the shadow of balestier
de royale is probably one of the newest projects in balestier area and thus in good condition. the rooms are stylishly done up and relatively spacious. the only considerations one need to factor in are 1) the not so glamorous parts of balestier eg ktv lounges and bars are within a stone's throw of de royale; families may not find the neighbourhood ideal for children 2) tan tock seng hospital is nearby and most likely will be slated appointed as a bird flu outbreak center; in the event of a bird flu epidemic, demand may crash- like what happend during SARS outbreak -

Value for Money
I like De Royale because 1. location is just off balestier, so it is not noisy but still near to amenities; also just a 8 min walk to toapayoh and hdb hub. 2. tallest building in the area, so living on high floors, esp those units facing south, can get great views of the city, singapore flyer, and sea! 3. not many units, only 200 or so families so not a big estate where the facilities are shared too many people, and less privacy. 4. finishing is good, and for the price is not expensive. -

De Royale,biggest condo in Baliester area now
I think, De Royale now is the biggest condo in Baliester area. The location is good, although in D12, is not far to the city. Many restaurant & food court there. Transport is easy, both mrt & bus. For mrt, the nearest station is in Toa Payoh, just accross PIE ( the weakness is the bridge hasn't have canopy/shelter, so is difficult if rain or very hot at noon & for bus, some of bus stop in Baliester road not have a shelter & sitting area). I consider to buy this property, because it is free hold, the price is fair & the facilities very good. And also, Beliester and Novena area now is growing fast (many development there). -
