Very convenient place to stay, both by drivin
Very convenient place to stay, both by driving and public transport, and being freehold helps. But this is if you don't mind hat it is near the industrial estate. -

Good Location
Situated near to prestigious schools such as Catholic High, RI and soon Eunoia JC. A stone's throw away from Marymount MRT. Walkable to Junction 8. The only gripe I have is the little less than ideal layout for the 3 bedroom (Master bedroom just next to living/dining room) and also the inconvenience one has to endure during the construction of the NS expressway albeit short term. Still, quite a good choice for staying or investment for the long-term. -

Hidden GEM in Bishan
This freehold property is a hidden gem in Bishan, opposite ShunFu road. Before I go on, just try to think how many FREEHOLD property out there that is next to MRT but yet extremely peaceful and quiet? I doubt anyone can think of many. This 120 unit property consist mostly of 3 bedrooms (very huge size, some are double storeys) and a few units of 1-bedroom studios (600-700 sqfeet) which is rare in this area. The landscape is huge by today's standard; for only 120- units, the swimming pool has a size that is meant for masses and the very complete gym is nearly a 1000 sqfeet! One can never find such facility sizes for a development of 120 units thesedays! And yes, there is even a tennis court. Best of all, it is very quiet at anytime of the day. There is no traffic noises despite having a MRT station opposite the road next to the development. It is just peace and serenity all year long but with the convenience of MRT transport and easy access to expressways just outside the condo. What are its weakness? Well, besides pool, a gym, a tennis court and a small children playground, there isn't any much other frills if you compare this condo with some of the newer condos. The whole development looked plain and simple, and certainly doesn't look anything "resort" like some latest launches. Even the car-park is just a normal sheltered car park on the ground floor, but it also means easy to park and easy to get out. But if you look deeper into its "weakness", it also means that it provides what it should for a comfortable living without all the extra frills that cost maintenance money. Overall, a great condo to live, easy access to transport without the noises and huge common facilities to enjoy without the extra frills that cost maintenance money. -

Either for investment or long-term stay
Boonview is located in city fringe area, just outside prime areas such as Novena and Thomson. The new North-South Expressway does not affected Boonview to a very bad extent. Construction is temporary and will end one day. However, the excellent location of Boonview is forever. Remember that the most important factor of buying a house is the location. It is the location factor that determines the potential and price. Marymount is a great area to live. Boonview is well-served by public transport and is just next to MRT. I reckon many development will happen along the Circle Line in the future. With Balestier and Novena areas already left not much land for development, Marymount/Upper Thomson areas are bound to attract developer's interest as there are much land for development. If you are looking for investment or long-term stay, Boonview is the choice. Why investment? It is outside the city and has established transport network. Why long-term stay? Near famous schools, amenities, reservoir, bishan park etc -

Boon View affected by land acquisition
Boonview is affected by land acquisition for the construction of North South Expressway. The area is not large but may impact the completion of the sales and purchase agreement. During the construction, the prices for Boonview may be impacted by a number of years. Prices may fall during construction. Recommended for long term purchase only if the price is right.. -

Boonview is a hidden gem
Located just off Bishan/Shunfu/Marymount area, this hidden condo appears unassuming as you drive by. Its general location just lies beyond the Thomson/Novena area, but the price is only a fraction of what you'd pay for a unit there. It is very conveniently located within walking distance of Shunfu Market which has a quality wet-market and many satisfying hawker stalls, some of which are quite famous in Singapore. Many residents and even the security guards frequent that place. It is located near many top schools including RI, and Catholic High etc. The best thing about the condo is that although it appears simple and assuming, once you step into the compound, you immediately feel an air of privacy and peace. Suddenly the busy roads and noisy traffic disappear. The breeze is incredible here. You have to feel it to believe yourself. I suspect it's because of the wide open spaces in this condo, compared to many other condo developments which squeeze tonnes of units and cramp many households together. Facilities include a very nice lap pool, almost 50m in length, tennis courts and a gym which is basic but serves it purpose with free weights, universal weights machine and cardio stations with elliptical machine, 2 threadmills and a stationary bike. The garden is also a nice stroll for families. There are 2 BBQ pits and also an activity centre and quiet area for studying. The carparks are spacious with ample lots, but unfortunately the walk to the car from the lobby may not be sheltered, although the lots are. The view from the higher units are quite spectacular, and unobstructed in most units. The other great features are the connectivity to the MRT which is a very short walk, and the convenience is self-explanatory. Such freehold condos are very hard to come by, and it's certainly a good place to stay and invest in. -

Hidden Potential
Interested in buying a condo near Bishan or Marymount MRT, partly due to opening of circle line. Viewed several condos in bishan area. Pleasantly surprised to find freehold condo like Boonview near MRT. A drive/walk way from the main entrance leading to the apartment block allows a comfortable distance from the main road. I suppose this created a quieter than expected atmosphere and privacy. I like the size of the pool, bigger than expected. Only saw few (2-3) people in pool during the weekend viewing. My hubby likes the gym. We also like the lift card system as added security measure. Also noticed security officers noting down vehicle numbers of visitors. Overall, the place appears clean, just may need new paint job on the apartment block. Was informed each unit is allowed 2 vehicle lots. Although nearby 99 leasehold condos commands lower psf price, I suppose Boonview is still worth considering when compared to asking price of new freehold condo (Tresalveo under construction). Think Boonview asking range is $970psf to $1050psf, while Tresalveo asking for $1200psf or more. Only drawback is construction of new condo and a block of 4-5 storey office building located nearby. But was informed office block is non-operational after office hours and weekends. Although design of Boonview itself may seemed conservative at 1st sight, suppose the ample space make up for any minor shortcomings. Will shortlist Boonview for its future value and closeness to MRT. Learnt that rental yield is around 5% or more, which is considered good. -

Great Place To Stay or Invest
Stays at Boonview for more than a year. Very happy so far. Boonview is one of the very few Freehold Condos near MRT. Good location, Marymount MRT nearby (3-4mins walk), several bus services to town along Marymount Road. Circle Line from Marymount MRT allows easy travel. When more Circle Line stations open in late 2010 or early 2011 towards Bt Timah, Holland V., Buona Vista, Pasir Panjang and Harbourfront will certainly add greater value to this place. Many food outlets nearby, Shunfu market / Hawker closeby, just 5 mins walk. Also close to good schools. With only 120 units, monthly fee is surprisingly low. Not crowded like some other condos. Full facilities, big study corner/room, BBQ pits, tennis court, good size pool for lap swimming, spacious & well equipped Gym that never crowded. Good estate upkeep and great security personnel. Peaceful and Quiet environment. -
