Which is worth buying? Buying a Resale HDB with good location but lease is less than 60 years or BTO flats with 99 years lease? Why are old resale flats still so expensive? Buying resale flats near parents,how much grant can we get n after how many years then can sell? 1 st time buying.

Good afternoon,

Do take note that there will be restriction on usage of CPF OA funds and inability to obtain max loan for resale HDBs with balance lease less than 60 years.

If you are purchasing a resale flat near parents and you apply for proximity housing grant. If eligible, you can get up to $20k.

You are eligible to sell once you fulfill the minimum occupation period of 5 years.

Which option will suit you better will depend on many factors like current finances, requirements etc.

Hi,

It depends on your needs. Resale flats has more flexibilty of choice of location and is ready to move in. BTO flats you will have to wait for few years before it is ready. Both flats, you will have to fulfill 5-years MOP period before you can sell.

For grant eligibility, it depends on your combined income. There is however proximity grant of up to $20k for resale flats purchased near parents home.

For first time buyers like yourselves, the first thing you should do is to work out your finances, and then from there decide on the location and the type of flats to go for.

Evening,

In general, most BTO units are able to fetch at least 50% return after MOP. Loan quantum is low and it's brand new. Such units attract a lot of attention from buyers, depending on their actual location. Assuming that you are getting a BTO unit, there would be no grant applicatble as the unit will be sold to you at subsidized pricing.
Buying a resale unit will allow you to choose the proximity on amenities and infrastructure. Pricing is high due to shortage of supply. The housing grant available is up to $60k should both buyers be SC, earning less than $12k per month and staying near parents.
