To sell my place quickly and well,
should I appoint an agent:
- who has few listings but will work hard
- who has many many listings in the area and similar properties
- who has no listings in the area but willing to start off somewhere with mine as a first time

a good agt can guide you on sales trend, financial planning , banking arrangements, comparative market analysis for new and resale, rental yield, distress sales, ppi..etc..
some agents are good although they are quite new in the market..for less than one year..

It really subjective.

There are sales person who can talk and promise the sky with little resutls but some promise yet fulfill.

1. Few listing willing to work hard: Many agents have some listings and most are willing to work hard as it is competitive industry.

The different is which agent serve your interest more compared to their own interest (commission).

2. Agent with many listings:
Pro: They on hand likely to have some buyers to swing to you.

Cons: They may swing your buyers to other units especially your price is too high and your unit will help his other unit to sell first.

There are good agents of course, this is the issue of ethics.

c. New agents:

Con: Do not have the right experience to help you sell. (not all though some have good sales background)

Pro: Yes these agents most but not all are hungry.

Suggestions:
1. Interview a few agents and see how they respond to your questions and how they are going sell your house.

2. Follow your own gut feel, after hearing what the agents has to say. Beware of flowery language.

3. Give new agent a chance, but qualify them in terms of how they present themselve (this category first impression is important to you and potential buyer)

Of course experience agents may dress or appear not professional, however they have the skillset to make things happen.

Rather than dwelling to much time on selection of agent. Most important is to realistically price your unit so it will sell faster than your competitor. You want MAXIMUM EXPOSURE NOT LONG EXPOSURE.

Time and Speed is of the essence (not compromising to much on the price, reasonable)

With regards to your question, your queries are very right for any home owner looking to sell their property.

However, let me share with you that all 3 of your agent categories are irrelevent.

Let me explain, your objective is to sell the property quickly. In this case, all 3 categories of agents are seriously irrelevant. What you are looking for is an agent who can advise you on the right pricing. A rightly priced unit will sell, a wrongly priced unit will remain a listing.

Thus, some points to ponder:

1. An agent with many listings, may have many listings because he has promised the sky, and is yet to deliver.
2. An agent with few listings may have very few because all his listings have sold out on day 1.
3. An agent who is new in the area, is well, new in the area. Hopefully he/she can give good pricing advice.

Thus and therefore in conclusion, what you are looking for is an agent who can deliver the results that you want, at the same time provide the expert advice necessary to price your unit to match your objectives.
