This is not the first time I come across such question or question in similar nature and usually the train of thoughts will be:
1) How much can you sell now and what profit can you make?
2) What are you going to do with the profits generated?
3) Is rental able to cover your monthly instalments as well as maintenance fees or do you require to top up monthly for the monthly instalments and maintenance fees especially in this rising interest rate climate for your home loan?
4) What is a likely projection in terms of selling price and rental for your condo?
5) While rental is at an all time high now, how long will this last given that we have a slew of projects that is due to TOP this year and next year?
6) With the projects that is due to TOP this year and next year, do you think they will create additional supply to compete with you for potential tenants and/or buyers?
To sell or rent out your property, we need to also identify the unique selling points given that we are anticipating more units to be coming up into the market, thus without understanding the full details of your property, there is no way we can really provide any decent opinion for considerations. While the current market is still buoyant, it is indeed pressing to make a decision soon in order not to miss out on the potential opportunity.
