I have been in the real estate business for the past 8 years, and more than 25% of my business evolves around rental. In general, all housing estates and towns have their individual appeal, there will be units that will be easy to rent, there will be units which can fetch decent rental yield. In contrary, there will also be units in exact opposite situation.

If you are not exactly seeing encouraging data from investment perspective for Bukit Batok, then why are we talking about this estate in the first place? What is it about this estate that is appealing to you that we are discussing this given that you do not have encouraging data?

Personal opinion, SG being so small, any place have its pros n cons as well as rental yield. If u are going after yields, I'd rather u going after stocks & equities.

If u are buying property, rental yield is only an "appetizer". What we want is really the capital appreciation. Would you dump hundreds of thousands into a stock just because it is giving you high yield, and prices staying flat after 5 years?

Coming back to realty, it you are planning to "enter" please do work with a realtor to help u map out and go with an objective in mind. Far too many times, I see the so-called investors going with their heart rather than brain. Eg, is it worth paying 1700-1800psf just to be next to MRT? No wrong or right, just depends on what u want.

If you're buying for investment, there are many more factors you have to look into, beside the rental yield.

More importantly, you will need to have a clear exit plan mapped out before you enter into any purchase.

DO NOT just buy because you feel it is "CHEAP". Likewise, DO NOT overpay just because it is in a fantastic location within walking distance to MRT.

Analyse the development properly before any decision, determine where the upside potential is, and you can safely enter once you have the plan in place.
