Morning Zac,

Would you buy something which is overpriced when you can get similar product at more reasonable price? If seller quote for COV that's too high, no buyers would even bother to view the unit. Would this not affect the chance of even marketing it? But if you are selling something that's unique and rare, then it would be a total different ball-game.

    what is unique & rare when we talk about hdb flat?
    what if i say my flat is plain & simple without much fanfare renovation done.. isn't it appeal more to buyers who will be able to introduce their renovation ideas better should they decide to buy?

Dear Zac,

As a seller, we can understand that you want to sell your house as high price as possible. Asking a high COV is not a taboo, and it is up to owner choice.

The best way to gauge how much COV to ask is to check your competitor. If says four units in your neighbour are selling and they are asking $20k COV for example, do you think you will be able to attract any buyers if you are asking for $50k COV? The buyer will still view your house but at the end of the day, you are only helping other to sell your house.

The market is moving slowly now and if you are serious in selling, it is best to make your price competitive and sell quickly.

    if i insist on having $50K COV as i do not have a time constraint, would Real Estate Professional agent lose the enthusiasm to market the property for me?
Hi Zac,

There is always a magic price for every buyer and every seller for every unit. If this price does not match, then there will be no deal. As a seller, be realistic to yourself and the market.

1) Why are you selling in the first place?
2) Are you intending to upgrade or downgrade?
3) Have you worked out the various financial calculations?
4) After working out the finances,will your unit be priced effectively within what the general market is transacting or only a few percentage points out of it?

We are asking all these to ensure that your unit for sale will not be treated as a showflat for the prospective buyers to just visit and take a look without any progress in the sale.

As an experienced HDB salesperson, my team and I have worked out a checklist for our clients to go through prior to the sales process to better prepare the mindset and unit such that prospective buyers will be able to feel positive about the unit, if I am allowed to share with you personally.
