There is always a magic price for every buyer and every seller for every unit. If this price does not match, then there will be no deal. As a seller, be realistic to yourself and the market.
1) Why are you selling in the first place?
2) Are you intending to upgrade or downgrade?
3) Have you worked out the various financial calculations?
4) After working out the finances,will your unit be priced effectively within what the general market is transacting or only a few percentage points out of it?
We are asking all these to ensure that your unit for sale will not be treated as a showflat for the prospective buyers to just visit and take a look without any progress in the sale.
As an experienced HDB salesperson, my team and I have worked out a checklist for our clients to go through prior to the sales process to better prepare the mindset and unit such that prospective buyers will be able to feel positive about the unit, if I am allowed to share with you personally.

what if i say my flat is plain & simple without much fanfare renovation done.. isn't it appeal more to buyers who will be able to introduce their renovation ideas better should they decide to buy?
