I understand that if you have a condo, you are not allowed to buy HDB (even on resale market), so our intention is to sell away our 16yrs old condo (estimated selling price $800k+) and buy a 3 or 4 bedroom HDB for about $300k+ to $400k+ for our retirement. Is it logic doing that and how many years old HDB should I look for.

Hi,

If you have a condo, you can purchase resale hdb, just that you need to sell off the condo within 6 months after key collection to hdb.

Sure, many have done so to cash out and secure their retirement, it makes perfect sense to do so. The kind of hdb that suits is subjective, as some prefer mature estates with more amenities while some prefer newer condition flats.

We should understand if you are using the funds from your current unit to facilitate the purchase or are you getting loan first and repaying it later. Based on your budget and required sizing, you are likely looking at bigger sized 3 room flat or smaller model 4 room unit.

1. Rent a hdb studio for senior , basically paying 30 years rent upfront at 80k-170k .

2. Buy a resale hdb approx 300k--400k .

As for to look for newer or older hdb ? both has its pros and cons ..

Hi Sir/Mdm,

This is a logical option if you are nearing your retirement age or has already retired. By cashing out on your condo, you will be able to fully pay off your HDB, have a shelter above your head and not worry about monthly repayment and also have some spare cash for retirement needs.

Under current regulations, you just have to sell off your condo within 6 months from the completion of the purchase of a resale HDB.

As for the age of the HDB, I would consider location as more important as compared to the age of the HDB. As long as the remaining lease is more than 60 years, you should be fine. The location is important as a HDB in a good location will be able to attract strong demand in the future. In the long run, if you have any change of housing plans, you can be assured that your HDB will be able to retain its value and also appreciate.
