The motivation is not in achieving high COV since having high COV does not equates to an attractive cash proceeds for you. Of course one may argue that $10k difference in COV equates to $10k more in cash proceeds, but would it be easier to secure the right buyer if your unit can achieve a better valuation such that your desired price can be matched more easily by buyers which will make the whole selling process smoother.
Looking at the whole picture is important in any property sale than only 1 component like COV which is a common oversight by owners who are not properly advised by salesperson.
As a value adding salesperson, one should advise owners how to maximise the potential of their unit for a better selling price.
I am quite sure that most salesperson are family in Sengkang and Punggol area therefore I am quite sure every qualified salesperson can sell your place easily.
