I totally agreed that MAXIMUM NET proceed should be the 1st thing when it comes to property sale.
You are free to nominate 3 agents. But this can be time-consuming and can also lead to confusion as the 3 agents undercut each other in their marketing to attract potential buyers. This often work against your interest.
Having said that, we are also open to competition. As a competent salesperson, We will market your unit in the market via different platform - targeted database, newspaper, internet, social media, agents database etc.
You will probably need an interim bank/bridging loan to buy the 2nd property before the 1st property sales completion, in particular if you want to use the sales proceed to pay the 2nd property in cash.
You can do a leaseback on the property for a short period after sales completion - as part of sales then use the cash from the 1st property to fully redeem the bank/bridging loan.
