As long as you are able to exercise your rights to renewal the lease base on the tenancy agreement, I do not think there should be any issue whether there is advertisement on the rental or not. Sometimes, early negotiations may not help in any case, even though I am aware the rental prices have been rising and to lock in earlier could mean a lower rental for the renew term, but not all landlords are ready to discuss prematurely too. I am also having a case which renewal talks are ongoing which is about 2 months early than the typical renewal discussion phase. I believe that good faith should prevail in all negotiations. If the landlord is not carrying out good faith negotiations, I doubt the whole thing will be heading in the right direction too.
