I am a Singapore PR (age 32) currently residing in USA. I have been contemplating buying a home in Singapore and wanted to learn more about my potential options.

I am married to a non-resident. Both my parents are Singapore PRs and own a HDB flat. My sister (age 23) is a single Singapore citizen.
Are any of these options open for me?:
1. Purchase a HDB/Condo with my SC sibling
2. Purchase a HDB/Condo with my non resident spouse
3. Purchase a HDB/Condo with my parents

Also, are my parents able to buy a Condo and rent it out while keeping the current HDB?

Hi,

Generally Singapore residential property prices has been quite resilient and stable so I would say its a good store of value for wealth accumulation and progression, hence its good to purchase a property here. For Singaporean PR - Foreigner couple, they cannot get HDB as they are not eligible. You can't purchase HDB with your SC sibling also as this is not deemed a eligible family nucleus in HDB's definition.

As a SPR household, your parents have to sell away the HDB once they purchase private property. Hence to maximize your property portfolio, and if its financially comfortable to do so, it is ideal to purchase a private property in your sole name, as the buyer stamp duty will be minimized and your parents can keep their HDB.

Dear sir/mdm,

Singapore PR enjoys relatively low Additional Buyer's Stamp Duty for their 1st residential property purchase at 5% on top of normal buyer stamp duty, however, given that your spouse is a non resident, you will be ineligible to purchase any HDB here.

In fact, if you wish to check on your eligibility to purchase a HDB here, you may actually visit this link at https://services2.hdb.gov.sg/webapp/BP13EligCheck/BP13SHome?strSystem=CHECK, fill up the form with necessary details and you should be able to find out if you can purchase a HDB in Singapore.

In the event that you are purchasing a condo with your non-resident spouse, the higher tier of Additional Buyer's Stamp Duty will apply. If your non-resident spouse happen to be Nationals or Permanent Residents of the following countries, he will be accorded the same Stamp Duty treatment as Singapore Citizens: Nationals and Permanent Residents of Iceland, Liechtenstein, Norway or Switzerland and Nationals of the United States of America, where there is no ABSD applicable on their 1st residential property purchase here in Singapore. Therefore if you are able to afford the purchase on an individual basis taking advantage of the ABSD requirements, we can work something out for you to consider.

Lastly, since your parents are both SPR, they are ineligible to hold on to their HDB if they decide to purchase a private condo based on current legislations. Read More

I regret to inform you that you're not eligible to purchase a HDB flat, either with your sister or with your spouse, as you do not form a valid family nucleus.

You can however purchase a private condo with either or both of them.

If you were to purchase a HDB flat with your parents, they will have to sell off their current HDB flat. If you were to purchase a private condo with your parents, ABSD applies, and if their HDB is still under loan, the LTV also drops. TDSR applies too.

Hi

To answer your question, there is no restrictions on purchasing a condo even under your own name. However the complication will arise if you bought the condo together with your SPR parents. Your SPR parents is required to sell off their HDB as HDB does not allow a non-citizen to own both a HDB and private property at the same time. Do note that 5% ABSD applies for SPRs purchasing their first property. This rule still applies even if you purchase together with your SC siblings as IRAS will look at the highest profile buyers when determining ABSD. As for HDB, you could not purchase with your SC sibling as you could not firm a family nucleus with her. You could also not purchase HDB together with your husband as he is a non resident and HDB does not allow non-residents to be owners. You may purchase a HDB with your SPR parents if you has been a SPR for more than 3 years but your SPR parents need to sell off their current flat as HDB does not allow anyone to own more than 2 HDB at the same time. Hi,

1) With SC sibling: buy condo only
2) With a Non-Resident spouse: buy a condo only
3) With parents: can buy HDB or condo. You can only be an owner if your current SPR status has been maintained for at least 3 yrs or more.

Your parents are not to buy a condo and keep the current HDB flat.
The HDB policy only allowed HDB households with at least 1x SC as an owner or essential occupier to buy private and keep their HDB flat at the same time.
