I am a citizen and my newborn child is citizen.
My spouse is on long term vist pass (self employed overseas earning approx $1k only).

I earn $4k/month, cpf OA Bal: $37k.

what is the approx budget i can have to buy flat under SBF? i am buying hdb flat first time.

any grants i can use?
and what income document my non citizen spouse must submit as an occupant?

Hi,

With your current info provided, the assessment is made with the following assumption:
(i) You are below 40 yrs old.
(ii) You do not have other financial commitment
(iii)Your income is a stable income and able to prove it with last 12 months payslip.

You may get a HDB loan of approximate of S$ 264,500.
In order to do a better estimation you have to take note of the following:
(1) Buyer Stamp duty: non-mature town 4-rm: $2.1k ($250k)
(2) Legal fee: $550 ($250k)
(3) Mortgage Stamp duty: $500
Do note the above can use CPF to pay for.
The rest of miscellaneous cost is about $200 in cash.

The cost above is estimated according to the average cost of BTO in mature & non-mature town.

You may do a self prelimarily check over HDB loan using the following weblink:

Do note that you may apply under Non-Citizen Scheme only for BTO, since your spouse is not SC or SPR.
Thus grant available is only AHG, which is either $5k or $2.5k dependent on whether your income is exactly = $4k or slight over respectively.

The flat that you are eligible under Non-Citizen Family scheme is only 2-room flexi flat in non-mature estate.

Do note that the advice above are inconclusive, you will still need to approach HDB for all details listed above for verification.
