I am a 37yr single Singaporean who is planning to invest in HDB property as a passive income for my future for long term (getting rental income monthly even after retirement). I am in a dilemma whether to choose between BTO for Singles or Resale (as each has its pros and cons) The property will be mainly for investment purposes as I am continuing to stay with my parents.

Pros for BTO
- Cheaper than resale

Cons for BTO
- Locality limited subject to HDB supply, usually in ulu locations like Sembwang, Yishun
- Difficult to find buyers if planning to sell in future. Singles only eligible for 2R for HDB
- 5 year MOP (cannot rent out for 5 years, hence I have to service 5 years)

Pros for Resale
- I get to choose the location

Cons for Resale
- 5 year MOP required (can I rent the master bedroom but can I keep a room locked during the MOP?)
- More expensive than resale

If Resale is a better choice, is a 3 or 4 room better for rental purposes?

Evening,

Based on today's ruling, you are required to fulfill the MOP requirement, regardless of BTO or resale unit. Rental of bedroom/s are allowed as long as owner is also staying in the unit. Depending on your financial ability, four room flat will definitely be more ideal.
