Hi there, I'm a PR holder for more then three years now and my husband an EP holder. We are planning to purchase a place of our own. My question is, can we buy a HDB flat or a resale HDB? If yes what are the payment scheme? And if we can't buy a HDB / resale HDB what other options do we have? Appreciate your advice. Thanks.

Hi,

You need to be PRs for both applicants for at least 3 years before you can apply for resale HDBs. HDB BTOs require at least 1 citizen applicant.

You will have to consider private condos, however you will be subject to 15% ABSD if your foreigner spouse name is included in the ownership. But if you purchase under your own name, ABSD will be 5% for PR first residential purchase. Thanks and is this something you will consider at the moment?

Good morning!

In order to purchase a resale HDB, both of you must be SPR for at least 3 years respectively thus you can only purchase a private property as of now.

If you purchase under both names, you will be subject to additional buyer's stamp duty of 15% as your husband is a foreigner. If you decide to purchase solely under your name, it will be 5%.

Your initial outlay will be at least 28% of the purchase price:

1) 5% cash downpayment
2) 15% CPF OA funds downpayment
3) estimated 3% buyer's stamp duty
4) 5% ABSD as SPR (15% with husband)
5) legal fees, valuation fees, stamp duty for mortgage etc.

As advised, you are unable to purchase HDB at this moment until your husband get his PR and then u need to wait for another 3 years (unless HDB changes its rules again).

You may wish to purchase a private property. As a start, the cheapest one bedroom condo is about $530k in Singapore.
Assuming you buy under your name, you need approximately at least $143,000 cash assuming that you qualify for a 80% loan based on the PR average pay.
