Since you are selling your private property, you will be ineligible to take up a HDB loan within the next 30months from the sale of your private property, leaving you with no options but to take up a bank loan based on existing regulations.
As Mike has mentioned, you can probably arrange some form of bridging loan for the purchase while awaiting for the proceeds of the sale to come in.
I beg to differ what Joel has mentioned in selling first and purchasing later. I would personally advise to do both simultaneously, such that you get a good idea of how the purchasing market is like and will be more ready to put up an offer when the right unit comes along. I have personally managed to assist 1 of my client to sell of his condominium in a week from 1st openhouse conducted above the exclusive pricing, and he has since purchase a landed unit after missing out on another unit. On top of that, I have managed to secure delayed handing over of his current place to allow him time to do some renovations of his purchased unit.
This process will be so fast that you will probably miss out star buys if you are not fast enough.
