Hi, my spouse and I are contemplating of selling our condo and purchase a BTO. Understand that after we sell the condo, there is a stipulated waiting period by HDB before we can purchase BTO. However we would need a place to stay during the transition. We have a young child.

Any exceptions where the waiting period can be waived?
And can we sell the condo after we get the keys of the next house?

I'm afraid for the exemption, we will have to write in to HDB for the response. Alternatively, you can opt to get purchase resale HDB unit, where you do not need to wait for 30 months before buying it.

Hi,

You have to wait out a 30 month period after selling your condo before you can apply for BTO, it is unlikely the appeal will be successful given that they have to be fair and apply the same standards for similar cases. You will have to rent interim housing if you choose this avenue.

Whereas for resale hdb, you can sell your condo within 6 months of key collection to your resale hdb. Perhaps this might be the better avenue for your housing plans if you wish to avoid moving too many times.

Dear sir/madam,

As indicated by my fellow professionals, it is unfortunate that the regulations are there to stay, therefore to have this restriction waived, your only alternative is to appeal, but I would greatly encourage you to look at units which have just crossed their MOP (5years unit) if the balance lease is the main consideration for you to prefer BTO units since these are relatively new options too and supply in some estates for such units could be healthy too.

As for the handing over of keys of the condo unit which you are selling, you can negotiate with your prospective buyers to allow some extension to work out on the arrangement of your moving into the HDB. I have worked on a handful of transactions with such arrangements.
