Hi ladies and gents. Just wanted to get some advise and info about home financing. My wife and I are both Singapore citizens working overseas. We want to purchase our 1st property in Singapore. Most likely landed. We don't have any other loans in Singapore. Can we get 80% loan? Also it will be a rented out for the next few years as we won't be back, will the banks take into account the possible rental income from the property? Also do we need to contact the banks individually to find out how much we can borrow and get a loan in principle approval? Thanks in advance!

Hi, yes it would be better to contact banker to get an in principal approval first before you fix any viewing to come. Pls feel free to let me know if you need any banker's contact or any other assistance.

Hi. First thing, let me get the bankers to assist on your ipa. if your income is all overseas, not all banks can do it. And yes u can rent out your properties.

Hi,

For overseas income, it depends on the jurisdiction. Being a Singapore Citizen, getting a loan shouldn't be an issue but the amount may vary as assessment criteria is different. Typically, banks will require supporting documents such as the tax assessment and income slips. The potential rental income cannot be factored into the calculation of attainable loan. I do have banking partners who are familiar with the process, perhaps I can get them to get in touch with you?

I have assisted a few of my clients who are Singaporean staying and working overseas to buy a property in Singapore. As long as both you and your wife have supporting income documents, you will be able to obtain 80% loan.

I can put you in touch with my banker so that they can assist you to do a preliminary loan assessment. All the banks in Singapore adopt a similar assessment framework and therefore you will just need to do a one time assessment to determine your eligible loan amount.

For landed properties, most owners buy it for own stay as the rental yield can be very low due to the high quantum. Therefore, your rental income will not be able to cover the mortgage payment and you will need to do a cash top up every month. However, landed property is a good investment option for capital appreciation in the medium term.

80% loan should not be an issue. Rental Income will not be a factor into loan approval...

Hi Sir,

Are you and your wife drawing income from an overseas source? Or do you both report income tax in Singapore? I strongly suggest you speak to a banker on your loan matters before proceeding further.

Also, Banks do not take rental income from the property as part of the loan equation.

If you're planning to rent out the property for the next few years, I would not suggest you go for a landed property. Landed homes historically has one of the lowest yield in Singapore. Although there may be potential upside in terms of capital appreciation, you will have to take note that landed homes require higher maintenance cost. By renting out your landed property for a few years, you may be in a rude shock by the cost of repair when you finally come back to stay in the property. The rent that you have collected over the years, may just be evaporated just like that.

My suggestion is that you go for a condo for investment first, then when you're ready to be back in Singapore, sell off the condo and purchase your dream landed home for own stay. This way, not only you get a higher rental yield, the maintenance cost of a condo is much lesser than a landed home.
