Hi,

If let’s say I sell army house, and let’s say buyers buy through using their cpf, will I get cash from cpf to my bank or will the cpf money be credited into my cpf, and if so, can I withdraw?

Hi,

It does not matter how the buyer finances the flat (be it cash / CPF OA / loan or a combination). To confirm how much sale cash proceeds you will be getting, you just need to follow this formula ie.

Sale Price
Less: Outstanding Home Loan (HDB / Bank Loan)
Less: CPF Refund (principal utilized + accrued interest of all owners)
Less: Legal Fees (around 2k)
Less: Agent Success Fee 2% of sale price + GST

The balance (if any), will be your sale cash proceeds and the cash you will be getting back. This amount will be issued in a joint name cheque assuming there is more than 1 owner for the property.

Hi,
If you sell your flat, the amount that was withdrawn from your CPF account plus interest to buy your property, will be credited to your CPF account. Whatever balance is left, will be credited into your bank account.

So, you need not worry, if the buyer pays cash or uses CPF to buy your flat. Everything will be done legally correct by the lawyers you engage, be it an HDB or private property.

Regardless if you are selling HDB or private property, only the monies used from your CPF to finance the purchase of this property will be refunded back into your CPF account plus the accrued interest. Therefore regardless of the funds that your buyer is using for the purchase, the final proceeds will be presented to you in a cashier's order which you can bank in, after minusing off the CPF funds you have used plus the accrued interest.

It doesn't matter how the Buyer pays for the property, or even if they take a loan, it does not affect how much you can get back in terms of Cash and CPF Refund.
