I often scratch my head when consumers regardless sellers or buyers ask this question.
In terms of COV, I dislike to quote any range as I always believe that this is a willing seller and willing buyer market. A buyer will pay according to his/her willingness and valuation of the property on top of their budget constraints. For a seller who prices his/her unit according to market range, that is as good as stereo-typing the unit against others and become a follower. On top of that, bear in mind that a proper valuation has been done for the HDB concern and reflects how much is the property worth. Anything else above is just like a bonus, therefore instead of checking out on the COV range for seller, he/she should probably look at the point of what is the targetted sales proceeds and work backwards to achieve the selling price.
