hi,
I seen many flats have a valuation price. i assumed they are done by surveyor. What factors influence valuation? Location, age of flats, renovation? Will the valuation fall if the supply of flats increase or there is a fall in demand or COV?

Morning John,

Valuation are based on unit's age, level, built-in, facing, condition and past transacted price of similar units.

Valuation will only start to fall if there's a consistence transaction of below valuation, within the cluster of the affected unit.

    Thanks Mike, that is to say valuation will also increase if the selling price is consistently above the valuation. Can explain what is facing? Is it the direction of the main door or the bedroom? There are also some flats with odd shape bedroom, will it affect the valuation also.
