Hi, I intend to buy a dual key EC, as well as sell away my three-room HDB flat, located in a mature estate in the east. Do I sell away the HDB flat first or buy the EC? Or do both concurrently? My flat has a history of being harassed by loansharks, but it has been untouched for the last two years. Traces of attack can still be seen though. Any agents out there who have sold such flats before, and able to help me with the purchase of a dual key unit?

Yes indeed, you can proceed to purchase an EC now. You will need to dispose off your HDB unit within 6 months of collecting key which spells good news since the resale HDB market is currently down. By the time the TOP of your EC is attained, market should have stabilized and your profit margin will be retained.

For a dual-key new EC, you need to form a multi-generation family nucleus (ie 2 generations for eg. Elderly parents and your and your wife).

If the EC has yet to TOP, you can still sell your HDB within 6 months after key collection, if you take the normal payment scheme. Thanks and my firm is currently marketing a few ECs in the north east in sengkang punggol and pasir ris, is that something you will consider? may I understand your housing requirements further and value-add to your housing plans? Afternoon,

If you are looking getting a new EC, you will need to fulfill the requirements before application. You will need to wait for confirmation on key collection or nearer date to TOP before marketing your unit.
But if you are looking at resale unit, it would then falls on your financing requirement, to decide whether to sell first or buy first or to perform it concurrently.
I have experience with two similar units. Convincing the prospective buyers on your unit status and the pricing will be essential.

If you are able to come out with the downpayment of 20%, you can actually buy before you sell or concurrently.
