Hi,
I have been staying in this condo apartment for over 6 years and have done tenancy agreements with the landlord in this house 4 times. My current contract was for 2 years. After staying in the house for 6 years, till daTe the landlord and the agent visited the house many time and bever they complained about the condition of the house. They even praised that we have maintained the house well and had no issues. Now when i am planning to move out, i am told that there is lot of scratches on the parquet flooring and i need to get the sandpaper and polishing done before vacating the place else my security deposit would be deducted. I see it very unreasonable from the landlord, and the flooring is in pristine condition as compares to other houses we have seen. There are some very small marks, and that is due to spoon or a small kids toy falling on the floor unintentionally. Which should be normal wear and tear.
I need some guidance on how to deal with the matter. Does small claims tribunal help to resolve such matters given the overall tenancy is greater than 2 years but the current contract ia only valid for 2 years.
