Hi, I currently own a condo but notice that A LOT of people I know are using their HDB as a cash cow by renting it out for very good yields while they move on to stay in private properties.

I am considering whether I should sell my condo now and purchase a flat from the resale market and thereafter rent it out as well as rental yields on condos are much lower than HDB flats.

My question is if I buy a resale flat without subsidies from HDB, how long do I need to reside in the flat? Some told me 3 years while some said 5.

And is my idea worth thinking about? I am in my late 30s, wife and I combined income of around 20k/mth.

Hi,

For a start you definitely have to sell your condo if you wish to move to a resale HDB.

If you sell away your condo now and buy resale HDB without grant, you still have to occupy the hdb for 5 years for MOP before you can sublet whole unit or sell it. However, you can still rent out the rooms before MOP is met, provided you reside in the flat (ie stay with tenants). This means your yields are lower from the start, and you have to be comfortable with the idea of staying with other tenants. Capital appreciation for Resale hdb, if any, is also somewhat capped since foreigners can't purchase it.

Since your objective is to get good rental yields, why not look at the top few rental yield private projects for the past few months? There are still projects with rental yields which perform relatively well, though I'm not sure what your definition of high or above average is. Also on a side note, what is the rental yield of your current property?

From your scenario, you may wish to consider getting a 2nd private property, such as those less than 10 year resale projects with appreciation potential and ease of renting. Will be glad to share more using data and figures.

Evening,

As you are currently owner of private property, you are only eligible to purchase resale unit with bank loan. You will be required to sell away your current property within 6 month from key collection of the HDB unit. You will also need to observe the MOP requirement of 5 years before you will be eligible to purchase your second property.

I will advise you not to purchase a resale HDB because you will be locked in for the minimum occupation period of 5 years and might miss out on any good deals within these few years.

It might be better to sell off your current one and get two units under two individual names (one each under yours and wife's name). If not, you can opt for decoupling for your current condo and use the other name to purchase a condo for investment.

These two methods will help to reduce the amount of ABSD you have to pay.

Hope my opinions aid in your decision making.

Alternative investments will local commercial/ industrial properties. If not, you can opt for overseas residential property.
