hi I am 40 years old and my wife is 41
We have been living with kids in BTO HDB for last 10 years. We left only 169,000 to pay. My wife and I currently have 50K and 63K in our CPF. Planning to pay out the HDB using CPF plus some cash (not sure about MSS)

Our monthly income is about Gross salary is about 16500 per month. No car, no maid. Credit card about 1500 a month

We are planning to buy 99 leasehold condo, about 800K perhaps? - probably 1 room to rent out while we stay in HDB (we love our flat)

How can we plan to do this? (mind you, we just use CPF and cash to pay out HDB, but we can easily save up to 40K in a 1.5 year or less)

Dear Sir,

It will be a good idea to pay off your HDB loan first before purchasing a 2nd property as you will be able to obtain an 80% loan for the investment property. As both of you are under the age of 55, you will not face any restrictions on your CPF usage under the Minimum Sum Scheme.

However, do take note that you will be subjected to Additional Buyer Stamp Duty of 7% when purchasing a 2nd property and therefore you will need to factor this sum of money into your calculation.

Actually what you are aiming to do now is what we like to call Assets Progression or Property Wealth Planning. And I have to say you are definitely heading in the right direction. Basically we have done a chart to show that in order to beat inflation and grow our wealth, the best way is still through property investment.

I think generally you are heading the right direction. Just need to factor in the 3% bsd and absd 7%

Also to consider after your pay off your hdb. Would there be enough cpf for the next investment condo. If not cash will be used.
