Hi Guru's just have the following queries to a resale flat in AMK, which I hope you can help me answer:

1. Flat was built in 1980s, meaning there is only around 57 years left. How salable are flats like this. If I wish to sell this property after 6 years, will I be losing out?

2. What is the likelihood of it going for SERS? If it undergoes SERS, what is the compensation I can expect? HDB website said they will compensate according to market value. So let's say in 5 years the flat is worth $800,000. Is that the amount they compensate or much less?

3. If the flat for sale is under an Ethnic Quota Restriction, does this mean in the future when I sell, I have to have this same condition?

4. If the Ethnic Quota Restriction is applicable, am I restricted also as to whom I rent out the flat?

5. Can I keep the resale flat and buy a private property after my MOP?

Afternoon Mr. Nair,

1) I have sold HDB units in Holland and Queenstown area which are built in 1974 but still selling like hot cake. It's more on the location of your unit, facing and condition that attracts buyers.
2) For SERS to take place, there must be available space for new units to be built. Depending on where you unit is, the current possible alternative relocation might not even attract you at all. Furthermore, waiting for SERS to take place might be quite a long wait. When your unit's market value is high, your purchase price will not be too low either.
3) Resale ethnic quota will vary from time to time. There might be more chinese seller this month where their units are taken by muslim and indians. This in-turn change the ethnic restriction in the coming month.
4) Ethnic restriction is only applicable for resales.
5) Under the current ruling, if you are SC, you are eligible to keep your HDB and purchase private property. You are also eligible to stay in your private property and opt to rent out your HDB. However, if you are PR, you are eligible to purchase private property, after MOP, but you are required to sell away your HDB unit within 6 months from key collection.
