Hi Gurus,
I'm 35 Singaporean and wanting to invest in a HDB resale flat under the Single Scheme.
I'm earning 7k, no outstanding loan, and decided to use $250K cash as a down payment.
May I know which is the wisest investment choice if I am planning to sell the unit to reap a profit of $400K upon MOP.
I hope there are experienced property agents who are investors too, can help me to get a unit.
If Pte has more potential, I'm open for discussion.

If there is any agent who can promise you $400k return within 5 years from key collection of your unit, you will either need to buy a big sized unit within matured estate or a unit within central area. Furthermore, nothing is firm as none of us will know the market tmr.

    I'm inpressed with your current listings
    Whitney, Ocean drive and Frankel Estates and etc.
    I just came back from Sydney after 3 years and spent the last 3 days trying to think of a way to take advantage of this buyer market to get at least 100% ROI pa (which I've been getting since 2002 in Singapore).
    I miss those days in 2002 HDB shophouses 2005 D9.D10 D11 & 2009 -500% ROI pa easily and not to mention our beloved 2011 too.....Shall I go back to Sydney or CK, mind to your thoughts? I can double up my initial capital if you think there's more opportunities.
Hi Jays, if you are only looking at good returns, then may I suggest that private property is the only way to go.

From investment perspective, it is always not the brightest option to consider HDB, for it is a leasehold property and for Singles Scheme, we are probably looking into a resale unit where age could be a negative factor for future resale. In addition, you will be tied down by the 5 years MOP before you are able to actualise any prospective gains, yet unit is ineligible to be rented out for rental gains.

With a $7k monthly income, it would be good if you can explore more of the single bedrooms or studio units available for sale. If you have read the papers this week, an below 30 years old investor secured a freehold shoebox apartment in an excellent location with about price in excess of $500k. Speak to a banker perhaps to ascertain your loan eligibility and how much you can leverage on loans to secure your $400k returns from the investment after liquidation. One aspect I would like to highlight will be that given the current saturated market, to look at $400k investment returns upon liquidation will be a pretty tall order. You may wish to look into diversifying your investment portfolio to reap the most efficient returns at the lowest possible risks.
