Definitely a 2BR condo unit as it is suitable for a bigger pool of various buyer groups such as small families, young couples, single buyers. However, do note the floor layout will also determine its compatibility with such buyers. Happy to share more on what to look out for. The size of the apartment is not the most important factor when it comes to buying an investment property. But the location is, thus rental-bility plays a larger factor.

Everyone has different finer investment objectives, despite us classifying it in terms of capital appreciation and rental income, simply because if at any point of time this purchase includes for own stay, the priorities and considerations would be tweaked significantly among the different individuals.

You may want to consider the location of the project as a more important factor. This is because a project which is near tenant catchment areas will imply that it will be comparatively easier to rent out with a higher yield. As for the upside potential, you may want to consider the current asking psf price as well as the overall developmental plan of the area.
