It will help but there are also other factors affecting the valuation for your unit. Location, sizing, condition and past transacted pricing are one of those.

Dear Marcus,

There are 2 sides to a coin, for example, what happens if the potential buyer finds that the noise generated from the coffeeshop and commercial activities are disruptive or perhaps, are concern if there are groups of people drinking into the late hours of the night creating nuisance or compromising on safety of the estate?

I would say the more important thing is the state of maintenance of your unit. As long as the house is in well kept conditions, the rest of the issue will be better left to the valuers and buyers to decide, along with the factors which Mike has mentioned.

A unit compared with near or far from amenities definitely stand a better chance to get the valuation price higher but however that's not the only factors to it.

Condition of the flat and etc does play a part to determine the value as well.
