Hi All,
We have a HDB 5 room unit at Sembawang Drive which is about 7 year old. The HDB was 80% paid. I would like to know if we sold this 5 room Sembawang HDB, are we able to buy a 4 room HDB at Jurong West area without forking out cash from our side.

Hi,

Your plan should be feasible. I believe you are staying in the newer flats at Sembawang Drive, which are already selling close to 530k or more.

Depending on the actual location of the 4rm in Jurong West, the price can vary from ~390k to >500k.

Having said that, we need to sit down all do a detailed calculation to ensure the financial aspect is feasible.

Depending on your sales unit's location, condition and ethnic restriction, you should be able to comfortably downgrade into a resale four room flat in Jurong West Central. However, the timing and your expectation must be met to ensure a smooth transitition.

Dear Confuse,

Generally speaking, you should be able to change from 5 room to 4 room without forking out any cash, based on the transacted price at Sembawang and Jurong West now.

However, they are some factors to consider such as what loan you taking, how CPF you have now before concluding that you don’t need to fork any cash at all because we need to work the timeline of payment etc.

We would be unable to determine if any cash is required to be forked out for your purchase after sale unless we know the details of your potential selling price, outstanding loans and CPF utilization to work out on the cash proceeds and do the assessment of units available in Jurong West with their pricing to do an initial assessment. Even with that, we still cannot be 100% sure that you will not need to fork out cash. It is good to carry this discussion further to understand the whole situation applicable to you such that we can derive a more actual plans to move ahead.
