Hi Paul,

I am sorry to learn that you are getting those mis-leading and conflicting informations in the past regarding Singapore Residential Property Purchase and Ownership by Foreigner.

If you are a non-Singapore citizen (including Singapore Permanent Residents), you have to obtain approval from the Controller of Residential Property, Singapore Land Authority, before you may buy landed houses. For more information, visit the SLA website: www.sla.gov.sg.

There are 3 types of Residential Properties in Singapore:
1. Landed Houses (Non-Singapore Citizen Need Approval)
2. Private Apartment (low Rise or High Rise or Condominium)
3. Public Apartment (HDB - built by Housing Board Developemnent of Singapore) Strictly RESTRICTED to LOCAL and PR Buyers ONLY.

As a NON-SINGAPORE CITIZEN buyer, you will have NO RESTRICTION to BUY a Private Apartment. You are allowed to SELL or RENT the Private Apartment, once you had LEGALLY Completed your Sales And Purchase of your Apartment (it will take Minimum 10 weeks to complete)
No Capital TAX will be imposed.
Only tax that you need to pay is the Stamp Duty Tax (Only ONCE) at the rate of 3% of Purchase Price at time of purchase (within 2 weeks of purchase).
