Good day to all agents-guru,

I am a local 30+ Singaporean married 2 years with a foreigner wife who is holding a 1 year long term visit pass. Recently our 1st baby is borned and is also registered as a Singaporean baby.

Currently, i have a private codo studio apartment which i brought 3 years ago, is currently rented out.

I intend to buy direct from HDB because it is much cheaper but couldn't find any answer as if i am able to buy from HDB directly?

Hope some kind agents here able to let me know if i am able to buy direct from HDB? Also do i need to dispose my private codo first or apply first then dispose? And is there any grace period before i can apply from HDB? Currently i also have some bad banks debt so i am sure i am unable to get loan from banks, so next choice would be HDB loan.

Hi Mr. Benson,

Since you are holding on to private property, you have to wait out a 30 month period after selling the condo, before you can apply direct from HDB (BTO).

If you are purchasing a HDB Resale, you need to sell away your condo within 6 months after key collection to resale HDB, hence this option seems more feasible for you.

As it is likely into your 4th year holding period for your private property, 4% Seller Stamp Duties of purchase price still apply.

Hi Benson, for your case, it would be quite a long wait of 30 months to apply for BTO as you are an owner of a private property. The most ideal option is to sell away your private unit and then look at purchasing a resale HDB instead.

You will be required to sell away your private property, wait for 30 months before you are eligible to purchase BTO unit from HDB. Alternatively, you can proceed with purchase of resale HDB unit, using the fundings from the sales of your private property.

Good evening Benson,

Don't need to mention. It's good to clear your doubts and have clarifications. That's why people like me are needed in this industry.

Btw if you are really keen to apply a BTO, you need to dispose off your private property first and observe a 30 months waiting period. The long waiting time plus the construction period don't make this option attractive.

Alternatively you might want to consider to purchase a resale HDB. You are able to select your desired home based on floor level, facing etc and currently pricing for resale HDB has been very attractive.

Do take note that you have to dispose off your private property within 6 months after completion date.
