Dear Property Guru,

My name is Damon from Korea, will be living in Singapore within a few months.
I will have to look for the property to live however, there are a couple of questions for the property.

1) Living in the condo or apartment in Singapore, paying for the utility fees such electricity, gas and water etc are managed by each energy companies or
are they included in rental fee?

2) In order to use electricity, gas and water, i will have to open up SP's account, creating an account of SP is mandatory or is an optional?

3) Paying for the rent fee by 'CardUp' which i have seen it online also helps tenants to pay for their rental fee directly to householder's account.
If user sets up the period, amount of rental fee with uploading relevant residential contract with householder. then it is automatically paid in regular
by tenant's credit card or debit card. Is is common in Singapore or if not, please give me an advice for the payment.

4) Regarding maintenance fee, like living in the condo or apartment maintenance fee will be charged to all tenants for using elevator or gym, corridor, cleaning,
sauna etc.. is this payment also belonging to building management company?
If yes, tenant will have to pay for maintenance fee to building management company's account directly.

Apparently, there are more questions of living in Singapore but i am afraid that you may already be frustrated with my above questions.
So for the left things i will try to handle those.

I kindly ask you to give me some advice for the questions and your information will be much helpful for me before living in Singapore.
After that, i could start finding the property out fitting on my situations.

Hi Damon, understood your anxiety of moving to a foreign countries for the first time. and I am sure you will have a lot of other questions apart from the ones above. it would really be better as a first timer in Singapore to get a professional to assist you and also answer all your doubts and assist you with your transition. Hi, appreciate your sharing.
1 - Excluded, apply via local or 3rd company electricity company
2 - It is a must to apply for the account online after attaining the unit 1 week before unit handover date.
3. Monthly bank account transfer is via online or mobile phone, able to set auto-transfer as well
4. For the monthly maintenance fees is paid by landlord

Overall your rental exclude utilities, WIFI and extra bill such as Netflex or cable vision TV.

Hi Damon,

If you are intending to rent the entire apartment by yourself, utilities and internet fees are usually not included in the monthly rental and you will need to open up an account for these. The key consideration here is if you are here for only a couple of months, it could be difficult to secure a rental unit as most landlords are looking for lease period of minimally 1 year or more. For water supply, you will be required to open an account through SP Services, while for electricity, you can choose SP Services as well or if you prefer 3rd party supplier, however, these 3rd party supplier usually comes with contract as well.

CardUp is a payment platform, however, it is not common in Singapore for what I have encountered as most tenants are paying the landlords via Internet Bank transfer most of the time, where they will usually set up a standing instruction to the bank to transfer the rental payment on certain day of the month as required.

Maintenance fees for condo or apartment are usually borne by the landlords and tenants have the rights to enjoy the facilities in the project like gym and pool. For other facilities like BBQ pits and booking of function rooms, there maybe additional charges required by the condo management thus this is subjectiv.
