Nope you dont have to. In fact, you can choose to buy a resale HDB first without CPF housing grant or HDB loan but have to dispose off your condo within 6 months.

Hi BLT,

You need not sell away your condo prior to buying HDB if you do not need to utilise the funds for the sale of your condo to purchase your HDB. CPF monies utilised for the purchase of your condo will only be returned to your account for utilisation for purchase of HDB between 2-3 weeks, therefore you need to be prudent in terms of your planning.

Hi BLT, many clients ask the same question you have posed.

"buy first then sell?" or "sell first then buy?"

Its truly a chicken and egg question.
It may also seem like I am not answering your question. But honestly, no one really knows which is better, as everyone's goals are a bit different.

If you need to be sure of how much money you have before deciding where to buy and what to buy - then "sell first then buy",

BUT....

if you are already very certain about what you wish to buy and where you wish to be relocated to, it again depends on the market availability of units. If you are concerned and are picky and fussy, I recommend that you "buy then sell"

So there is no RIGHT OR WRONG in this.

If you are buying resale HDB unit, and have sufficient funds at hand, you can purchase the HDB unit first before selling your condo. You have 6 months to get a buyer to exercise the Option. If you do not have enough fundings thus require monies for sales to facilitate the purchase, you need to plan your purchase and sales in accordance to the required timing. Getting a buyer to exercise your OTP for sales to obtain 80% loan for your mortgage and getting the cash on hand in time for the completion can be vey helpful. The other option is to get bridging loan, if your credit is good.
