Dear Guru, I am keen to invest in property but not sure if I should go for the industrial building or private condo. The rental yield for industrial building seems better than the private condo. However i guess the capital appreciation potential for private condo is better. Your advise will be much appreciated.

Hi Ryan,

For Commercial property, there are a lot of factors to consider. In my views, the first is that commercial unlike residential is purely business like. That means the ability to get consistent tenancy and the ability to pay rental depends on the business you tenant it too is substainable. There also factors like GST, locations, the type of targetted tenants or future buyers on the particular commercial property.

For residential, it is more straightforward certainly. However the ability to get tenants also depends on the market condition. If your target audience is Expats, it depends on whether morecompanies are locationg their headquarters in SG and thus influx of Expats. That does not mean that the entire company will bring in their entire expats, as they will also employ locally.

If you are first time investing in property, residential property, in my views, is a safer choice. Of course with recent news that commerical property market seems to be picking up, this poses an opporuntty. You need to weight your holding power and risk apetite.

Why not consider HDB shophouse as investment? Upstairs residential rental downstairs commercical rental. Able to achieve >6% rental yield.
