The development offers a variety of unit options to accommodate residents with different space and lifestyle requirements. uptown at farrer review

Uptown@Farrer is skirted by the Little India neighbourhood and is a minute’s walk to the Farrer Park MRT station. The development is flanked by Serangoon Road on one side and the Race Course Road on the other side. Serangoon Road is home to the City Square Mall and the Centrum Mall, whereas the Race Course Road comprises the Farrer Park Hospital, StarMed Medical Centre, and One Farrer Hotel.

Uptown@Farrer offers an excellent transport network that links the project site to various regions of Singapore. The Farrer Park MRT along the North-East purple line is a stop away to Little India MRT interchange station on the Downtown Line (DTL), and two stops from Dhoby Ghaut MRT interchange on the North-East Line (NEL).

driving to raffles place from uptown at farrer condo: uptown at review

For those who drive, residents are just 11 minutes by car from the Central Expressway (CTE) and 13 minutes from the East-Coast Parkway (ECP). Getting to Raffles Place in the CBD will take about 11 mins drive.

The place also offers a myriad of amenities for shopping, community living, sports activities, dining and entertainment.

  • The City Square Mall (110 m) and the Centrum mall (130 m) comprise popular Restaurants, shopping outlets, supermarkets like NTUC Fair Price and Golden Village movie theatre. Both these malls are just a 2-minute walk from the upcoming condominium.
  • If you wish to grab a late night drink or pack-up on the week’s groceries, there is the Park Hotel, One Farrer Hotel and the massive Mustafa Centre, which is just 4 minutes on foot from the residential development.
  • Besides, the locality is home to associations like the Singapore Khalsa Association, the Civil Service Club at Tessensohn, the Chinese Recreation Club, People’s Association HQ, and Singapore Indian Association. Also, within a 15 minute-radius are Jalan Besar Stadium, Ceylon Sports Club, Kampong Glam Constituency Sports Club and Kallang Water Sports Centre to keep up with your fitness regimen.
  • Situated in the heart of the city, this area is a food lover’s delight. A multitude of food centres such as Berseh food centre, Pek Kio Market and food court centre, and Tekka market are all a 10-minute walk from the condo.
  • In addition to these, there are authentic and mouth-watering vegetarian food options such as the Sky Lab Cooked Food, Komala Vilas, Banana Leaf Apolo, and Muthu’s curry are all a stone’s throw away from the residential dwelling.

For families with children choosing to live at Uptown@Farrer, there are a number of schooling and educational institutions for all age-groups in and around the neighbourhood.

  • Balestier Hill Primary School

  • Northlight School
  • Bendemeer Secondary School
  • Chij Katong Convent

  • St Andrew’s Junior college

  • Nanyang Academy of Fine Arts
  • School of the Arts, Singapore
  • Singapore Management University

The condominium surrounds itself with some top medical care centres, such as –

  • KK Women’s and Children’s Hospital
  • StarMed Medical Centre
  • Farrer Park Hospital

Although congested and conventionally noisy, the vibe of this locale is meant for the high-spirited. The temple sitting right opposite the condo is a heritage site. So, chances of any new construction in front of the condominium are almost close to nil. Having said that, the biggest downside of having a temple across the condominium is an odd-hourly clamour that a flurry of activities within the temple can cause. Thus, to purchase a property at Uptown@Farrer, one needs to be mindful of the furore that comes with the vicinity, despite the convenience of quintessential city fringe living.

Uptown@Farrer: Price

The Developer won the site bid of $174.08 million as part of the confirmed list of the GLS in January 2017.

At the time of writing, the current range of units’ sale price on PropertyGuru varies between $998,000 for a compact 2-bedroom to $4,185,246 for the 5-bedroom penthouse.

The developer has also said that the average per square feet selling price for the residential units is close to $1875. The trend is that the bigger the units, the lower the psf price. Whereas, the smaller the units, the higher the psf price. This is because the smaller units have higher demand, pushing the psf price a notch higher, especially when only a few small units are remaining for sale.

Uptown@Farrer: District 8 URA Master Plan:

uptown at farrer review: Rochor URA Master Plan

Probably the most notable thing you’ll notice when looking at the location of Uptown@Farrer in the 2019 URA Master Plan is that the condo sits opposite the Sri Srinivasa Perumal Temple, so future residents could experience a lot of noise.

Another interesting thing to note is that there URA will also include more housing options, including a park with an integrated residential development (marked dark green and blue, at the junction between Kitchener Road and Kitchener Link).

uptown at farrer review: 2019 URA Master Plan Kallang

URA has also said that there will be more housing options around for those seeking to live near the city. For investors, this could result in rental yields or capital gains as there will be more housing demand in the future.

Further highlights of the 2019 URA Master Plan:

  • The CBD and Marina Bay area will be developed to increase housing options, as opposed to being used purely for business. This is evident from the injection of the recently renovated mixed developments such as the South Beach tower and DUO, which complement the existing commercial offerings that include The Gateway, The Concourse, Parkview Square and the Bugis Junction.
  • Farrer Park is earmarked for future housing developments
  • The stretch from Marina Bay to Pasir Panjang will start developing into the “Greater Southern Waterfront” in the next 5 to 10 years.
  • The Ophir-Rochor corridor is slated to become a mixed-use district featuring offices, hotels and residences, connecting the established commercial hub at Marina Centre to future developments along the Rochor Canal and Bukit Timah Canal.
  • The downtown arts/culture/heritage district (Bras Basah, Bugis, Civic District, Fort Canning) will be expanded and enhanced.

The plan for a larger live-in population in the office-dominated CBD and Marina Bay area is part of a move by URA to bring more life to the area after office hours. Hence, better connectivity and an enhanced public realm will help anchor the city centre as a dynamic 24/7 downtown and global financial hub. These exciting new projects will increase property demand in the city fringe area, especially Beach Road and the Lavender/Bugis areas, which could transform into popular residential and business areas in the near future.

Accessibility to the city’s centre is a key consideration when you are choosing a home.

Homebuyers of Uptown@Farrer won’t be disappointed when it comes to convenience and connectivity to the CBD. Residents need only 11 minutes to reach the Dhoby Ghaut MRT interchange to transfer to the NSL and 7 minutes to reach the Little India MRT interchange to transfer to the DTL. Both these lines connect residents to all the major hubs within Singapore. Furthermore, owners with cars can reach the CBD via CTE in under 12-minutes from the development.

Aside from the connectivity, the condo’s unique loft concepts and dual-keys can maximise rental profits as well as capital gain. Uptown@Farrer is a taste of cosmopolitan living in a bustling neighbourhood full of life and activity.
