Project Details
The Wisteria showflat is located within walking distance to Yishun MRT station (not Khatib which is where the actual site is), behind the temporary Yishun bus interchange. It is about a five minute walk from Northpoint Mall and diagonally across the road from Nee Soon East Community Centre.
The VIP preview is slated for 27th of February with an official public launch on March 12th. Three showunits are available for viewing at the showflat: 1 BR + study (549 sqft), 2 BR + study (710 sqft) and 3 BR + study (969 sqft). There will be 27 units per type once The Wisteria is released except for the 969 sqft 3-bedroom unit which is the only type that will have 54 units.
All units however are designed with the Smart Home Feature, called the ABB-free @ home system. This smart feature allows owners to control the lights and air-conditioning in the dining, living area and master bedroom, with a single switch. An app that is downloadable to the residents’ tablets or mobile devices will enable them to remotely control the aforementioned lights, air conditioning as well as the main door.
At the showflat, a device is installed at every showunit to demonstrate the Smart Home Feature to the potential buyers.
While this feature is an interesting addition to the mixed development, the more intriguing information about The Wisteria is that it is the first private residential development in Singapore to adopt Prefabricated Pre-finished Volumetric Construction (PPVC) method. This means that the individual units are built and assembled in a factory before being transported to the site and pieced together like Lego bricks. It’s a quicker, more efficient process that minimizes noise and air pollution for the surrounding residents.
This along with the Smart Home Feature, increases the interest factor of The Wisteria. Free shuttle bus service for the first year to and fro Khatib MRT station is also provided, to ease transportation woes until more bus services and stops are installed in the vicinity.
1 BR + study (549 sqft)
At 549 sqft, the 1-bedroom unit feels big partly due to the white homogeneous tiles and the flood of light coming through the balcony. Most of this spaciousness however is a result of the wide rectangular shape of the living area.
As a 1-bedroom unit, there’s an open kitchen that shares space with the larger living area. Top and bottom cabinets frame the solid surface countertop cooking and preparation area. This particular unit type and size is the only one that comes with a fridge and a microwave oven.
Spaces for washing machines are built in however but the actual appliances aren’t provided, thus allowing residents to buy what they like specifically to match the tone of their home.
The 1-bedroom unit’s study also doubles up as a guest room.
To fully utilize this space, much of the furniture need to be customized, thus it works best for the purpose it is meant for.
The single bedroom is connected with the bathroom as if it were en suite. Additional doors make them accessible individually from the living room as well.
Built-in wardrobes come with each bedroom and the sanitary wares in the bathrooms are supplied by Hansgrohe. The common bedroom here as well as the other units is certainly capable of accommodating a queen size bed. The bedrooms are also framed by large sliding casement windows.
This helps with airflow while making the room appear bigger through the admittance of more natural light.
1-bedroom units tend to be popular among buyers due to their lower quantum and the 1-bedroom units at The Wisteria should be no different. Their spaciousness is certainly a selling point and the cleaner, more streamlined layout makes decorating and furnishing an easier task.
2 BR + study (710 sqft)
While the 1-bedroom show unit has the kitchen visible from the moment you enter the front door, the 2-bedroom unit has the study on the right, immediately accessible from the front door and the living/dining area right after that.
The study in these units (unlike the 1-bedroom) will be built with a partial wall to keep it separated from the living area. The partial wall allows for a little more flexibility in the type of furniture the owner can fit into the area. Alternatively, it prevents the study area from looking and feeling small, which is a smart move on NorthernOne’s part.
Behind that partial wall is the entryway to the kitchen. The kitchen may be considered small for some people. However, the installation of the cabinets and placement of the appliances does leave space for a couple to be in the kitchen together.
It’s a neat layout, suffice to say with every square meter of the kitchen used well. Furthermore, the generous cabinet space assuages the concerns of lack of space. Plus, the layout of the kitchen makes cooking, reaching for items and washing extremely easy given that everything is within reach.
Kitchen aside, there are two bathrooms, one common and one master. The common bathroom is compact with a separated wet and dry area that has a glass partition and swing door built in. The master bathroom is spacious with a hotel-like feel to it.
In the master bedroom proper, there is an aluminium framed glass sliding door that leads to the balcony. Like the living area, this takes the place of the sliding casement windows seen in the common bedrooms. Throw open the doors and you’ll have plenty of natural light filtering in.
The same can be said for the living room, which is a modest, quaint and homely looking space.
And since all the units are oriented to avoid as much of the afternoon sun as possible, leaving the balcony door open when you’re at home will be a cost effective way of keeping cool.
3 BR + study (969 sqft)
The 3-bedroom unit opens up the same way as the 2-bedroom unit, with the study room being the first room you’ll see upon entering through the front door.
The study area in this showunit was converted into a cosy entertainment corner. Outfitted with a small sofa for two and a television, it’s a good place as a gaming corner away from the family area.
The study room here also comes with a small partition wall for a little more privacy.
The size of the 3-bedroom unit allows a dining table that sits four to five to occupy the nook just after the study room but before the entrance to the corridor leading to the kitchen and the rooms.
The unit come across as both bright and spacious for this type.
The kitchen here is similar to the look and feel as the 2-bedroom unit, which is small but functional. One thing to note here is that all the units do not come with a personal disposal chute. The rubbish chute is in fact located in the common corridor and shared between the neighbours. The collection bin is on the 1st floor.
The bedrooms are with similar layout but different interior design treatments. Both the master bedroom and the living room will have access to the balcony.
The Wisteria has plenty of unit options for interested parties and being the only development with a mall in south Yishun will ensure that it maintains its positive status for a long time to come.
Location
Singapore’s northern regions have seen much redevelopment in the recent decades.
What was primarily large swathes of land occupied by high-rise HDB flats since 1976 is gradually catching up with the rapid developments seen in more popular districts in the eastern and central regions of Singapore.
Yishun New Town was designed with the familiar trappings of other new towns on the island. Convenience is the order of the day and to facilitate this, markets, schools, religious buildings, community centres, shopping and other recreational facilities are planned to bring inclusivity to the area.
Northpoint Shopping Centre which is integrated with Yishun MRT station is Singapore’s first suburban mall. It was refurbished in 2010 to combine it with the new wing, Northpoint 2. Now, Northpoint Shopping Centre is the heart of Yishun.
Its many shops, grocery stores, restaurants and other retail elements support the growing population in that district. GV Yishun, formerly Yishun 10 and Singapore’s first multiplex first opened in 1992, tops off the self-sustaining ecosystem of Yishun New town with its own cinema.
For residents of Khatib in southern Yishun however, Northpoint Shopping Centre is a distance away.
Those closest to Khatib station have quite a selection of hawker centres, shops and even a Fairprice supermarket nearby for their daily needs. The distance to and from the station is about five minutes of walking, not including waiting time at the traffic stops.
For the residents around Yishun Avenue 4, Streets 41 and 51 however, those amenities are a little out of the way. Fortunately, by end of 2018, residents of south Yishun can add another massive development to their town; The Wisteria and Wisteria Mall.
About 850m (supposedly a 10 minute walk) to and fro Khatib MRT station along Yishun Ring Road, The Wisteria is a residential development built atop a retail podium named Wisteria Mall. The development is by Northern Resi Pte. Ltd. and Northern Retail Pte. Ltd respectively.
If you walk past the empty field after the traffic stop from Khatib MRT station, you’re on the right path to The Wisteria.
The bus stop across the road from the NTUC Fairprice along Yishun Ring Road currently has two buses – 811 & 860 – that go in the direction of The Wisteria. For now, the area around The Wisteria is being redeveloped so new bus stops and extended bus routes will happen by the time the development launches.
At least one bus stop in front of The Wisteria will happen, making it even easier for residents to travel from home to the station and vice versa.
The Wisteria sits along Yishun Avenue 4 and Yishun Ring Road of which the latter road encircles the Khatib and Yishun areas with both MRT stations within its center. This road connects residents to Yishun Park as well as to schools like Northbrooks Secondary and North View Primary & Secondary, both of which are across from one other.
Other schools in the vicinity are Northland Primary, Naval Base Primary and Orchid Park Secondary though these are along Yishun Avenue 4. This road links to Yishun Central.
There are more schools around, like Chung Cheng High School along Yishun Street 61, about a 10 minute drive away. Street 61 is a right turn along Yishun Ring Road in the direction of the train station.
With these many schools in the immediate vicinity, The Wisteria, with its sprawling mega complex status, looks suitable for a wide demographic of people, especially families. Furthermore, as many of these schools are within the 1 – 2km distance, it’ll be easier for parents to enlist their children in one of the many schools and successfully gain entry to them.
The most important thing the development will be bringing to south Yishun is the mall. All of the other upcoming residential developments will benefit by having Wisteria Mall in the vicinity, especially since both Fairprice Finest and Kopitiam are confirmed anchor tenants. This will no doubt boost the status of the development and increase its relevance not just for its residents, but for the residents in the neighbouring estates.
But the residents that would benefit the most, are without a doubt, the ones that call The Wisteria home.
Analysis
Many developments erroneously use the word ‘strategic’ to describe their location but The Wisteria is one of those few in Singapore that can truly lay claim to being in a strategic location. As a mixed development with a Fairprice Finest, Kopitiam and a plethora of other shops, it brings to south Yishun what that area has been sorely lacking for a while now; amenities within walking distance.
As the official launch is on March 12th, there are no transactions as of now, aside from the average psf of $1,030 to $1,050 after the early bird discount of 5% factored in. At this psf, units at The Wisteria are roughly 20% lower than units at North Park Residences. Units at Nine Residences (along Yishun Ave 9 and Yishun Ring Road), have an average psf of $1,100 psf.
Early indicative prices put 1-bedroom units at around $470K and 4-bedroom units at slightly above $1.19m.
Size-wise, the three developments are similar. The Wisteria has a good blend of unit sizes from 1 bedroom to 4 bedroom + study. Nine Residences and North Park offer larger 4 & 5-bedroom units, the latter of which The Wisteria does not have.
Rental
As this part of Yishun is still heavily under the auspices of development, rental potential here should increase in tandem with the developments that are completed, with The Wisteria firmly leading the pack.
The closest available rental yield for south Yishun will be Yishun Ave 11 which runs parallel to Yishun Park. According to URA data, the rental yield there is 2.62% which is fairly normal for a district that is home to more HDB estates than private. Its lower psf is also indicative of the fact that it is further from town. Admittedly, the rental yield for Yishun Ave 4 and Yishun Ring Road will be higher in the years following the launch of The Wisteria.
As such, people who choose to live at The Wisteria may indeed be buying when prices are at a lower quantum and have the ability to sell at a profit in the coming years.
Summary
As south Yishun’s lifeline, The Wisteria and Wisteria Mall adds much needed convenience to a rapidly developing area.
Amidst the sea of high-rise buildings being constructed, The Wisteria sits at its epicentre, either a short walk or a bus stop away As a result, it is the single most anticipated development for south Yishun.
NorthernOne is building a worthy addition for Yishun that will have a positive impact on the vitality and growing potential of this specific area. Perhaps its biggest drawback would be the lack of a cinema as residents will still need to travel down to GV Yishun next to Yishun MRT station and Northpoint Shopping Centre if they want to catch a movie.
Ultimately, it’s a minor gripe, as Wisteria Mall injects south Yishun with what it desperately needs; amenities within acceptable distance. As a result of this, the development becomes the de facto lifeline of south Yishun.
All of this puts The Wisteria at the top of the pecking order. It builds up massive anticipation for when it launches. For all the reasons detailed in the above categories, The Wisteria has everything it could possibly need to succeed tremendously.
And with over 100 F&B and retail outlets in the mall, The Wisteria etches its place as the most important development in south Yishun effortlessly.
