Project Details

As one of the most anticipated projects in 2019 (the project saw a robust take-up rate during its launch weekend, selling 92 out of the 296 units), Far East Organisation’s One Holland Village in District 10 is set to revitalise the lifestyle precinct of Holland Village.

Located in the heart and within the soon-to-be-expanded Holland Village lifestyle and entertainment cluster, the project is part of the larger One Holland Village mixed-development and features three residential concepts — Sereen, Leven and Quincy Private Residences — that vary in terms of price point.

One Holland Residences at the heart of Holland Village

Just by looking at the project, and it’s easy to see the main attribute of the project: The development’s attractive location. There’s easy connectivity to expressways, several MRT lines, nearby amenities and eateries, and much more.

One Holland Village Residences is the residential component of this iconic mixed-use development concept that offers retail, office, residential and serviced apartment options. Savvy investors and prospective home owners can look forward to the unique, three exclusive residential concepts that the project offers, each priced differently to suit different budgets and requirements.

The mixed-use residential and commercial development offers 296 residential units, (each with 99-year leasehold) and 255 serviced apartment units sprawled across a 291,912 sq ft area over two towers of 33 and 25 storeys. Along with retail and office spaces, the One Holland Village development commands a total area of 642,766 sq ft.

One Holland Village is a mixed-used development that features offices, retail shops, as well as One Holland Residences, the residential component

The three distinct offerings spread across three separate apartment blocks comprise the following:

  • Sereen – a 34-storey tower with 248 units of one- to three-bedroom apartments;
  • Leven – a three-storey tower with 21 units of two-bedroom apartments;
  • Quincy Private Residences – 27 units of luxury apartments at the top eight levels of a 28-storey tower, complete with private lift access and concierge services.

Leven and Quincy Private Residences are positioned as boutique, upscale residential concepts, while Sereen makes up the bulk of the residential units.

One Holland Village is scheduled for completion in two phases. The residential zone, housing One Holland Village Residences and serviced residences, is projected to be attain Temporary Occupation Permit (TOP) by end-2024. The commercial zone, comprising the retail, office and community spaces, is expected to be completed by mid-2022.

One Holland Village Residences: Pricing

With the multiple residential concepts and different positioning, the attractive prices make for a good investment for the lucrative District 10 area. Units at Sereen range from $2,400 to $2,850 psf; the 27 units at Quincy are priced in the $3,200 psf range; while the 21 units at Leven are priced between $2,850 psf to $3,050 psf.

The development is attractively priced despite being located in the mature estate of Holland Village, and the pricing is lower compared to core city centre condos, making it the perfect investment quantum to look at for rental or investment properties.

One Holland Village Residences’ site plan: What we like

In addition to Holland Village’s dynamic nightlife and dining options, the developers of One Holland Village have also ensured that its future residents can take full advantage of the outdoors through a specially designed ground floor of the development that is divided into three separate areas, each sector will deliver a uniquely fantastic experience to residents:

  • Common Square – home to weekly markets, musical and theatrical performances, and other events, providing shopping and entertainment options right at the bottom of the buildings.

Ceiling height

A ceiling height of at least 3 metres and above is considered par for the course for luxury developments. At One Holland Village Residences, each of the three residential concepts has a maximum ceiling height of over the preferred 3-metre mark in the living areas, bedrooms and balconies.

One Holland Village Residences Floor plan and unit layout: What we like

Offering everything from 1-bedroom layouts to 3-bedroom+study, 4-bedroom duplex and one exclusive Penthouse, One Holland Village Residences offer a very attractive residential mix to cater to the discerning investor. We particularly like the fact that the larger the residence, the fewer the number of units available, making each choice an exclusive proposition at affordable prices. As a general guide, units 6th floor and above are able to get a unblock view of the surrounding areas, facing either Holland Road or Holland Village.

One Holland Village Residences: Our favourite layouts

One Holland Village Residences Leven

One Holland Village Residences offer a whole range of floor plans and layouts that cater to both individual investors as well as families requiring larger spaces. We like the cosy 1-Bdr layouts at Sereen that are perfect for investors who are looking for a small size investment space that has good onwards potential for rent. Likewise, it’s hard to beat the well-planned duplex layouts at the Leven with a roof terrace, as they fully maximise the space available over both floors, while still providing a luxurious and spacious home.

One Holland Village Residences interior finishes, fittings and appliances:

Premium features such as balcony screens are included in each of the residential concepts, along with smart home features such as a parcel locker. Furnishing-wise, each Quincy Private Residence is fitted with quality fittings and appliances by renowned brands such as V-ZUG, Toto and Gessi. For instance, each master bedroom is decked out with a $10,000 Toto bidet toilet. Likewise, compared to the other two residence concepts, Quincy Private Residences are furnished with higher-end models of appliances such as wine chillers, and De Dietrich ovens with additional steam function.

As Sereen’s trademark is making maximum use of the space provided, residents can expect smart features such as using the balcony as an extension of the living area fit for either relaxation or entertainment. Designed with a classy minimalist Japanese aesthetic with clever space-saving functionality features, Sereen also has balcony screens, drop-down kitchen spice racks, pull-out kitchen countertop extensions, and squarish balconies.

Unique to the Leven is the fact that it has no air-con ledges in its development, as compressors are housed together on the roof, so buyers do not need to fork out the money for these ledges unlike most other condos. Finally, while the other two residential concepts are decked out in marble flooring, Leven brings its residents a highly functional squarish layout, with chic and modern aesthetics and terrazzo flooring.

One Holland Village Residences interior: What we like

One Holland Village Residences interior

We like how each residential design concept offers something different that sets it apart from the other two options. For instance, Sereen makes full use of every nook and cranny to maximise the space available in its cosy façade; while the low-rise units at Leven are perfect for young couples. Quality fittings and furnishings complete the elegant spaces to create a relaxed sanctuary to call home.

Perfect views from the balcony of the surrounding neighbourhood are further enhanced with natural daylight spilling through the glass windows for a brighter interior ambience.

One Holland Village Residences: Pricing

Because of its attractive location and plethora of attributes, One Holland Village Residences is priced relatively high for a 99-year leasehold project in District 10, affirming its position as a significant addition that will further revitalise the lifestyle precinct of Holland Village in District 10. Results from the advance sales show that the one- and two-bedroom units from Sereen emerged as the most popular units, with an average transaction prices of $2,600 psf. Location

One Holland Village, the first sale site of the Holland Village extension, was sold in 2018 under a dual-envelope tender format, with Far East Organisation winning the District 10 site at a bid at a price of $1.213 billion. The exceptionally large development site (more than three football fields in size), at the heart of Holland Village gives Far East Organisation an unrivalled opportunity to inject more varied uses and activities into the vibrant neighbourhood.

A mere three-minute walking distance from Holland Village MRT, the mixed-use development will additionally have office spaces with 80,730 sq ft of GFA, and units sized between 2,854 sq ft to 19,967 sq ft, spread across four storeys.

The development will also extend the Holland Village retail experience, with retail spaces having a GFA of 145,314 sq ft. Occupying three storeys, the controlled tenant retail mix units measure between 145 sq ft to 8,100 sq ft.

One Holland Village Residence’s location: What else we noted

Away from other hectic business and residential districts, One Holland Village offers residents easy connectivity and access across the island with direct MRT lines and expressways. With the Holland Village MRT Station just a short walk away, as well as direct access to the Ayer Rajah Expressway and Commonwealth Avenue, One Holland Village Residences ensures that residents can access the CBD and all other parts of Singapore quickly and conveniently.

Furthermore, with The Circle Line extension providing District 10 resident with direct access to the city from 2025 onwards, One Holland Village Residence’s location is especially attractive to those looking for an accessible prime location, but away from the concrete jungle of the CBD and the hustle and bustle of city life.

One Holland Village Residence’s location: What we like

Despite being part of a larger mixed development, the residential component of the project ensures privacy and exclusivity for its residents, as a result of a well thought-out design concept. Residents can also engage external vendors to conduct activities at the development, and take advantage of the makerspace facility with tools in community spaces for hands on activities such as pottery, and so forth.

With the tagline ‘The Village. Connected’, the development also offers myriad open spaces for its community – Village Green, Village Square and Village Central, complete with a specially curated Arts Trail, which makes the Village development a stylish address to call home.

The One Holland Village Residences is designed to create a community atmosphere within the Holland Village, offering three distinct public zones on the ground floor. The ‘Common Square’ will host an assortment of events such as weekly markets, the ‘Communal Green’ which features a stunning terraced Water Court adorned by lovely boutiques and the ‘Pocket Park’ that provides an open space in the heart of the development.

Besides locals and expats who enjoy the area’s eclectic vibe, One Holland Village is also an attractive family residential enclave for a quality lifestyle and easy access to several international schools.
