The project is on a small and elevated site, but the architects have used that to their advantage, creating different levels. The lower levels are where you will find the “quiet” facilities such as the spa and jacuzzi. There is a Juniper garden and a juniper trail which leads round the back of the development and up to the higher landscaped areas. This is where the 50-metre lap pool is along with the BBQ pits, children’s play area, function room and gym.
Despite the relatively small site area, they have even managed to fit in a tennis court, something that is not always the case with much larger developments. The one for one parking is in the basement levels 1 and 2, though the way it is landscaped, basement level 2 is actually at ground level.
The single tower is itself elevated on legs, and faces north-south. On the 12th floor there is a sky lounge, sky fitness and dining, stargazing and yoga decks. That is also where the larger, 4 and 5 bed units are. With direct access to these rooftop facilities, these are termed the signature series, and come with a very impressive 5.5 metre high ceiling.
Elsewhere, looking at the front of the development, the 2 bedders are in the middle of the stack, with the 3 bed units on the outside. At the rear, overlooking the lap pool, the 2 bed premium units are in the middle, with the 3 bed + study ones on the outside.
Residents of Juniper Hill will enjoy a complimentary (for the first two years after TOP) concierge service from Shangri-La Hotel. This includes booking of restaurants and hotels, use of their laundry services and also free delivery of bread and other items from their bakery.
The two show flats are located at nearby Tanglin Mall, another Allgreen project.
2 Bed Premium 700 sq ft
Like all units at Juniper Hill, marble flooring is throughout the apartment. The corridor leading off provides a good separation of the two living areas, and it is easily big enough for a dining room table for four.
The kitchen comes as open by default, but buyers have the option of putting in a door to create a closed one. All units have Miele appliances, while the fridges are from De-Dietrich. The 2 bed units have an induction oven, and built in fridge freezer and washer cum dryer.
The queen sized bed in the show flat master bedroom still leaves plenty of space around it. The 2 bed premium units look over a low rise development, and they have gone to pains to show a realistic view from the window.
The master bedroom, and indeed the second bathroom, are both a good size, with no bath but roomy showers. All bathrooms feature Laufen sanitary wares and Hansgrohe fittings.
3 Bed + Study 1109 sq ft
This unit type features a larger balcony that is shared by both the living area and the third bedroom. It also features a large bank of storage opposite the main entrance, that is not intrusive but extremely useful.
The kitchen is enclosed, and like all three bed units and above has a gas hob. There is a free standing fridge, and the washer cum dryer is located in the adjacent yard area. This yard has access to the study area, which can also be got to via the main landing. The area is big enough to be used as either a study, or a helper’s room.
The master bedroom is large, and the show flat has a king sized bed that once again does not dwarf the room. The second bed is easily big enough for a queen sized bed.
Both the master bedroom en suite, and the second bathroom have a window to give light and more importantly ventilation. All the units come with smart home features that enable residents to control, among other things, the locks, air con and smoke detectors via their phones or tablets.
The immediate vicinity of Juniper Hill is a tranquil residential enclave, but the best that the island has to offer is all no more than a ten minute drive away, and much of it a lot closer. Stevens MRT on the Downtown and forthcoming Thomson-East Coast Line is 580 metres away, making access to the CBD, Orchard Road and Marina Bay a very quick and easy task.
The area is renowned for its number of highly regarded schools. The Anglo-Chinese School (Primary), Anglo-Chinese School (Barker Road), Singapore Chinese Girls’ School, Raffles Girls’ School (Secondary), St. Joseph’s Institution and EtonHouse International Pre-school (Claymore) are all within 1km of the development.
Food wise, Balmoral Plaza, Newton Food Centre and Adam Food Centre are all nearby with the more upmarket eateries at Dempsey Hill also within very easy reach. The Orchard Road shopping belt is a short drive or MRT ride away, and two of Singapore’s most loved natural spaces, Bukit Timah Nature Reserve and the Botanic Gardens also very quick and easy to get to.
For a small development, Juniper Hill packs a mighty punch. It has facilities on a par or better than many much larger projects. The elegant units are designed in a way that gives flexibility to residents, and it is evident just how much thought has gone in to achieving their aim of creating 115 wonderful family homes.
Little touches that are not immediately obvious along with the complete lack of corner cutting, goes a long way to set this development ahead of its competition. Added to that, the location alone will sell Juniper Hill to a lot of people. Its freehold status also makes it particularly attractive. Allgreen get very little wrong, and it looks like they have another winner on their hands.
