Project Details

This stylish development is the first venture into condominiums for Prominent Land, who previously concentrated on high-end landed properties in Singapore. Their past experience is obvious in every aspect of this project, both in terms of its location – in a Good Class Bungalow enclave – and in the details of the units themselves. The project has already achieved TOP, and all of the one-bedders and non-penthouse two-bedders have been sold, giving an indication that the developer has got things right with the development and the pricing.

38 Jervois has a very boutique feel, is located on a quiet street in a quiet neighbourhood and is actually built on the site of a former bungalow. The showflat is in the development itself and many of the units are ready to be occupied. In terms of facilities, the development has a swimming pool, gym and barbecue corner.

Boutique can sometimes be used as a marketing spin for pokey and small, but that certainly is not the case with 38 Jervois. All of the rooms are of a good size, and this is helped by the design which makes use of all available space, and also by the large floor-to-ceiling windows and high ceilings. Ceiling heights depend on the room and unit, but it goes up to 3.85 metres.

All living rooms, dining rooms, kitchen and bathrooms have marble tiles, with timber strips in the bedrooms.

The kitchen comes with high-end appliances from De Dietrich, and include an induction hob and hood, built-in combi oven, built-in fridge and built-in washer/dryer.

The master bedroom easily fits a queen-sized bed, and you could accommodate a king-sized bed if you were willing to sacrifice a bedside table.

The en suite is a nice size and stylishly decked out. Like all the bathrooms in the development, fixtures and fittings are by Duravit and Grohe.

All the bedrooms are spacious. It also has three bathrooms, something that is far from standard, especially for a development that is termed boutique.

Location

District 10 and River Valley are two very much sought-after areas for obvious reasons. The beauty of 38 Jervois is that it has all of that, but also the peace and tranquillity that a Good Class Bungalow enclave offers. Valley Point is a five-minute walk away, local eateries and bars such as Partners in Crime and the famous Boon Tong Kee, only a couple of minutes further away, as is Great World City with its large selection of shops, restaurants and a cinema. Tanglin, Tiong Bahru and Robertson Quay are a short drive or 20-minute walk away while the Botanic Gardens, Orchard and the CBD are also all very easily accessible.

The low-rise neighbourhood gives residents – even those not fortunate enough to have roof terraces – spectacular open views across the surrounding area.

The area has many established schools, including Alexandra Primary School, Crescent Girls’ School, River Valley Primary, Zhangde Primary School, Gan Eng Seng Primary School and ISS International School.

However, the one thing lacking in this area is an MRT station. Currently, the nearest MRT station to the development is Tiong Bahru MRT station, which is about a 15-minute walk away. That is set to change however when Great World City MRT station on the Thomson-East Coast Line opens in 2021. Until then, there are several alternatives, and the connectivity in the area is actually good. River Valley, Kim Seng, Zion and Alexandra Roads are all served by several bus routes, as well as being handy for drivers. Free and regular shuttle buses from Great World City go to Redhill MRT station, Newton and Chinatown.

Summary

Many people harbour ambitions to live in a Good Class Bungalow enclave. Many people also are attracted to District 10 and in particular, River Valley. 38 Jervois will appeal to all of those people as it achieves the tricky task of being in a quiet, leafy enclave, while still having access to all the things that attracts people to those areas in the first place. This area is not short of developments, but this project has several advantages over its competition. First of all, it is in the midst of the landed enclave, on a road with very little passing traffic. Secondly, it is available for immediate occupation. Thirdly, it is a freehold project.

38 Jervois is a small development with a big heart. Despite having only a small number of units, it has a surprisingly large selection of different layouts. The attention to detail and thought that the developer has put into it is visible in many different aspects, with the result that they have designed and built 27 homes, not just 27 units.
