Project Details
This JV boutique development from Amcorp Global Limited and TG Development markets itself as luxury resort living, and it succeeds in living up to those tags. Elements such as the high ceilings and private lifts help to differentiate the units and put them firmly in the luxury category. Those high ceilings are a particularly impressive feature, though they do differ depending on the type and location of the unit. Th first floor units – called the patio units, boast 4.1-metre high ceilings, ensuring that despite their location they still have good natural lighting coming into each room. That is eclipsed however by the loft apartments which enjoy a whopping 5.7-metre high ceiling. The units on other floors have 3.1-metre ceilings.
The site has been built up so that even the units on the first storey will be overlooking the roofs of the neighbouring landed enclave. This, along with the high ceilings means that the patio units are a lot more desirable than they otherwise may have been. Each level has five units comprising of one, two and three-bedder configurations.
The showflat is located on Prince Charles Crescent, some distance from the actual site. It features one unit type, and it should be noted that all furniture including the blinds are from interior design firm Marquis.
Facility-wise, 35 Gilstead has everything you would expect from a small boutique development, including a gym and a 25-metre infinity pool.

The configuration of the showflat is slightly different than what it would be in reality, with the living/dining room areas and the study being in the loft.

The kitchen may not be as aesthetically pleasing as in some luxury developments, but it is large and has high quality appliances. The quartz work surface looks slick, as do the cabinets, which are Snaidero and imported direct from Italy.
It features a large Bosch Fridge freezer, Bosch oven and washer dryer. There is a separate hob and hood. The one- and two-bedders will get a microwave oven, while the three-bedders will get an oven.

The master bedroom is a very good size, easily able to fit a king-sized bed, without sacrificing room for bedside tables or cabinets. It also has a nice en suite with a large basin, and a good quality quartz vanity top. It doesn’t have a bath, but the shower is roomy.

Location
The immediate vicinity around 35 Gilstead is a very tranquil neighbourhood, one that is both quiet and classy, with a lot of landed properties. That said though, you do not have to go far at all to enter into the beating heart of Newton and enjoy the large array of amenities it offers.

For shoppers, there are many malls within a very easy drive of the development. These include United Square, Velocity, Square 2, Goldhill Shopping Centre and Novena Square.
The area is hard to beat when it comes to schools as well, from primary up to tertiary and international establishments.

Walking to Newton MRT station which is on the Downtown and North South lines will take about six minutes. It is slightly uphill on the way home, so will take a couple of minutes more. Novena, one stop up on the North South line is about a 10-minute walk. The CTE and PIE are both an easy drive from the development.
Summary
The fact that 35 Gilstead only has 70 units will appeal to a lot of people, as it will retain the exclusive, almost personal atmosphere that is all too easily lost in the larger developments. It benefits greatly from its location as well, which offers a perfect balance of quiet, peaceful tranquillity yet still with everything you need a stone’s throw from your doorstep. That balance is hard to achieve, especially for a new development, and it is one by which often proves the difference between success and failure, desirable and run of the mill.
35 Gilstead is also a freehold property. That is a rarity in District 11, especially this part of District 11.
