- **Fundamentals:** MRT, schools, supply nearby and rental demand, compared with how similar projects did over time.

If the numbers don't stack up, I'll tell you straight and show you a better option, even if it's a resale. I'd rather keep your trust than close a deal.

I also plan your sell-then-buy timeline so you don't get caught between two homes. That means your HDB sale, your loan approval in principle, the cash and CPF you'll need, and when to book.
