I work as a property consultant, not a listing agent. My job is to help you build capital through property — which means choosing the right unit, at the right entry price, with a clear exit — not to move you into whatever is on the market this week.
Every property I recommend has to pass three tests. Quality: the layout, the project, the developer, the density — is this a home people will still want in ten years? Price: what are you really paying against recent transactions, remaining lease and rental yield — and is there room left for the next buyer? Exit: who will buy this from you, and at what price? If I cannot name that buyer, I do not recommend the unit.
Before any of that, we run your numbers together: sale proceeds, CPF refund, loan eligibility, the budget for your next home, and a dated timeline so selling and buying line up without you ever being caught between two properties.
I have been in real estate since 2017. Most of my clients are upgraders and owners who want a plan, not a pitch — people who would rather understand the numbers and the exit before they sign anything.
