The way we live is about to change dramatically.

JadeScape is a private residential development that will house Singapore’s first fully-smart private homes.

The development is the brainchild of Qingjian Realty, a developer that has been leading the way in designing innovative homes that harness smart technology.

Located along Shunfu Road, the 99-year leasehold condominium will feature seven residential blocks of 21 to 23 storeys and is expected to receive its Notice of Vacant Possession in January 2023.

It will be equipped with over 100 facilities, such as not one but two over 50m swimming pools, two gyms, tennis courts, a sauna and steam room, karaoke rooms, theatrette, etc. All these facilities will, together with each home, be managed and enjoyed with the help of smart technology.

A truly smart home

The 1,206-unit condominium will be the first in Singapore to adopt a Smart Estate Management System, building upon Qingjian Realty’s earlier triumphs with smart home technology, executive condominium The Visionaire, smart condominium iNz Residence and smart mixed-use development Le Quest.

At JadeScape, residents will enjoy smart features that fall under six categories, each indicating an area that will be enhanced by smart technology – smart security, smart health, smart living, smart care, smart community and smart efficiency.

The intelligent estate monitoring system will enable all the residences and common areas at JadeScape to be managed via a centralised system.

Smart devices will ensure the common areas are kept in tip-top condition. For instance, blown bulbs and water leakages left unattended will be a thing of the past as they will be digitally monitored, and the maintenance crew notified remotely if they need changing.

Units will also be equipped with cutting edge smart technology that enable residents to reap the fruits of smart living. Each homeowner will be granted access to hiLife, a mobile application that will enable them to unlock their doors, book classes, pay their maintenance fees, check if car washing bays are available and much more.

Other features on the cards include energy-saving air conditioning units and water heater systems that reduce homeowners’ utilities bills and boost efficiency, as well as smart dishwashers which offer ultrasonic fruit and vegetable cleansing that promote health with the help of technology.

Safety and security will also get a boost, with face recognition technology to be deployed at lift lobbies and smart doorbells that allow homeowners to monitor activities outside their door via their mobile. Smoke detectors in every home also promptly identifies the affected home when triggered and notifies the homeowner and the condo’s security guards.

Multi-generational living

As Singapore’s population ages, living spaces must adapt to promote active aging and harmonious multi-generation living.

JadeScape will lead the way, with more than 60 units in the development being enhanced with smart technology and intuitive design that will be harnessed to support older residents.

Senior-friendly features will include an adapted smart control panel for enhanced usability hydraulic pull-down shelving, hydraulic pull-down wardrobe hanger and lowered kitchen counters.

Convenience

JadeScape residents will find going out as easy as staying in, thanks to the proximity of Marymount MRT station on the Circle Line, which will be within comfortable walking distance. The upcoming Upper Thomson MRT station will boost connectivity further, offering residents access to both the Circle Line and the Thomson-East Coast Line.

There is no shortage of amenities in the area, including Thomson Plaza, which has a FairPrice Finest supermarket. The nearby Shunfu Food Market offers a variety of hawker stalls. Nature lovers will enjoy living close to MacRitchie Reservoir Park, which some JadeScape units will enjoy scenic views of. The upcoming Thomson Nature Park will further enhance the richness of green spaces in the area.

Qingjian Realty, pioneers in smart living

The smart home concept is not new to Qingjian Realty. The developer has consistently pioneered new and innovative ways of conceiving spaces.

In 2013, Qingjian Realty’s CoSpace introduced the concept of reconfiguring spaces according to lifestyle needs with flexible layouts. This idea that design should be tailored to people would be a consistent theme in Qingjian Realty’s later developments.

2016 saw the development of The Visionaire, Singapore’s first executive condominium with a smart home system.

Then in 2017, Qingjian Realty developed the smart living concept further with iNz Residence, the first Internet-ready smart condominium in Singapore. That same year also saw the development of Le Quest, Qingjian’s first mixed-use development in Singapore.

Other developments under Qingjian Realty’s belt include the HDB-DBSS development Natura Loft in 2008, as well as numerous private and executive condominium projects including Nin Residence in 2010, RiverParc Residence in 2011, Riversound Residences in 2012, River Isles in 2012, Waterbay in 2012, Ecopolitan in 2013, Bellewoods in 2014 and Bellewaters in 2014.

An award-winning developer

Qingjian Realty has helmed some of Singapore’s most forward-thinking developments. The developer is constantly pushing design boundaries to provide spaces that mould to the needs of users using innovative features.

The Southeast Asian regional headquarters of Qingjian Group’s real estate development arm, officially known Qingjian Realty (South Pacific) Group Pte Ltd (Qingjian Realty), has developed property in the residential, commercial and industrial sectors in Singapore.

Qingjian Realty has been the recipient of multiple awards, including the BCA Green Mark Award, BCI Asia Top Ten Awards, and the Best Developer and Best Smart Building Development Award for JadeScape at the 2018 PropertyGuru Asia Property Awards (Singapore).
