Dear sir/madam,

Selling commission is 2% of selling price + GST for your existing condo. Purchasing of HDB is 1% of purchase price + GST.

From date of acceptance of an offer for your condo, it takes approximately 10-12 weeks to complete the sale (depending on financing options of your buyer as well as their requirements). With regards to your purchase, it takes about 12 weeks onwards from the date you exercise the Option To Purchase for the HDB.

If you require funds from your sales to come in for the purchase, you are advised to work on a carefully planned timeline.

For your sale,
Typically, it takes about 10-12 weeks from issuance of OTP to completion of key handover, and commission of 2%+GST is applicable.

Similarly for your purchase,
From issuance of OTP from seller to you, to 2nd appointment completion date will be about 4 months. Typically commission payable is 1%+GST.

The timelines need to be managed carefully so that your transition is smooth, be it for financial planning or physical moving in. Will be glad to plan out in detail and offer the full picture before you commit to anything.

Let me assist you further on your queries.

Private sale usually will be completed within 3 months once price is agreed between buyers while HDB purchase will be completed within 4 months. Both these time frames do not take into consideration time to source for qualified buyers and suitable units respectively.

You will issue OTP upon receipt of 1% option fee then within 2 weeks, buyer should exercise with 4% exercise fee thereafter will kick start completion period of 10 to 12 weeks.

As for resale HDB purchase, you will receive OTP upon giving $1k to seller. Thereafter you need to settle your loan and valuation and decide whether to exercise within 21 days. Then you will book first appointment based on availability. Payment of legal fees, stamp duties etc usually on first appointment while balance payment is usually made at least 2 weeks before completion.
