Will finish my 5 year MOP in 2 months. Looking to purchase a 2 BR condo as 2nd property. Pref TOP before JUL '16. HDB fully paid. Means I require 20%DP + 3%STAMP + 7% ABSD for 2BR full cash as i've used my OA for my HDB and current OA <10k? Not sure what is 30% MSR as I have no other outstanding loan, will this affect me for loan?
What are my available options to consider?

PS. NO EC, no kingsford, no symphony suites

Good morning Ben,

Great hearing from you!

Seems like you have a great knowledge of the initial outlay. Yes you are right that since you don't have sufficient CPF funds to cover the minimum sum or CPF downpayment and stamp studies, you have to pay all these in cash.

May I know how much cash have you set aside for this purchase?

As you don't have any outstanding loan, you will be able to obtain up to 80% bank loan (still subject to total debt servicing ratio). TDSR will be used for private property purchase while MSR is normally for HDB related property like HDB, DBSS and EC.

It will be good to let me know how much finances do you have and how much can you loan so I can advise which are the projects suitable to you.

Hi,

MSR doesn't apply to purchase of private condos, only TDSR of 60%. May i know how much cash have you set aside for the 20% + 10% outlay? Also, how much loan will be attainable? Have you tried doing an IPA? This will give you a better idea. on hand I have some value-buys projects I would keen to share with you once I have more details. Dear Ben,

Yes, the 20%DP + 3%STAMP + 7%ABSD need to be paid in cash.

The MSR is only applicable to EC and HDB so will not affect you. You will only be affected by TDSR.

It will be good for you to calculate how much initial payment you are comfortable with and to check with banker on your loan first. Once done, you can start your property hunting.
