Morning,
That would depend on which part of Bukit Panjang your unit is located. Nearer to Bt Panjang Plaza or further away around Segar or Fajar.
The asking COV can range from $20k to $60k, dependent on the level, area size, facing and condition of unit.

Are you looking to sell or buy? Alot of owners have misconceptions of looking to sell at how much COV they can fetch, but this amount will be less significant to the amount of cash proceeds they can get from the overall sale of the property.
Recent news have reported the drop in COV across the island. Asking COV and closing COV could be different. Price your unit reasonably according to the conditions of your property and it should be very sellable. Pricing out of the range will likely result in your unit being a showroom for potential buyers to visit and leave feeling convinced that the other units they have viewed is the right unit for them.
