We have a hdb that is reaching MOP, and looking to invest in a condo for investment purposes. We have 250k cash on hand, with an outstanding hdb loan. Understand that we have to pay 40% downpayment. Any new launches that fit our budget? Our max bank loan is approx 650k, taken into consideration our hdb loan. Would like to know the positive cash flow a month.

Morning,

Assuming that you do not have enough CPF to meet the CPF minimum sum and you are using pure cash for this purchase, you are only eligible for purchase of around $580k.

40%: $232k
Legal & Stamp Fee: $15k
Installment over 20 yrs: $1.8k per month

With this figures, I'm sure you have better light on where you stand.

Are there certain areas that you are looking at for investment?

Would you be keen in looking at northeast region of Singapore?

Have a project beside the MRT and shopping mall, which got quite a bit of my investors excited.

1) good rental yield as its near MRT and shopping centers.
2) good growth potential as it is near upcoming developments, MRT and shopping centers.
3) if you are looking at renting out your HDB and moving into this property when this project has complete, there will be quite a number of amenities in the surrounding and it will be very convenient to your family.
